Early 20th-century homes and historic district rules
Most homes in the Douglaston Historic District were built in the early 1900s. Tudor Revival, Colonial Revival, Queen Anne and Arts and Crafts are the most common architectural styles, but you'll also see some Cape Cod- and ranch-style houses. Owners in the historic district need approval from the city's Landmarks Preservation Commission before making any external changes or additions to their properties. That process protects the historic charm Douglas Manor is known for. The neighborhood even relies on cesspools rather than the city sewer system. “You have a lot of history here. There are eight homes that were architecturally designed by one of the first female architects, Josephine Chapman,” says Parvaneh Rifino, an associate real estate broker with Daniel Gale Sotheby's International Real Estate who also lives in the neighborhood.

What to know about Douglas Manor’s home prices and HOA dues
Douglas Manor is a small community of under 600 single-family homes, and low turnover means inventory is usually limited. Prices reflect that scarcity, along with the historic architecture and waterfront setting. “If you're looking to make a place a real home, I think this can be it,” Rifino says. “You walk around this neighborhood, take a breath in and say, ‘What a nice place! I love my neighborhood.’” Properties rarely list under $1 million and usually sell from the low $1 millions to the high $3 millions. Waterfront homes tend to be the priciest. All owners pay dues to the Douglas Manor Association, roughly $900 a year, that go toward maintaining the neighborhood's shoreline, private dock and security.

From waterfront recreation to sailing at the Douglaston Club
