Living in Crabtree, a busy northwest Raleigh community

Crabtree is a busy and growing community anchored by Crabtree Valley Mall and 6 miles northwest of downtown Raleigh. This area has apartment complexes and subdivisions among its many businesses, offices and UNC REX Hospital. Interstate 440, also known as Raleigh’s Beltline, connects to several other hospitals and major research institutions in the region, such as NC State University. And even though Crabtree has a lot going on, there are still a lot of opportunities to get outside. The Crabtree Creek Greenway Trail goes through the neighborhood, stretching 18 miles in total and connecting with other greenways. Plus, the North Carolina Museum of Art, featuring ever-changing exhibits and situated in a 164-acre park, is just south.

Commuting downtown and to major hospitals and universities

Glenwood Avenue goes through the community, taking drivers 6 miles into downtown Raleigh. North Carolina State University, bordering downtown, is one of several research universities in The Triangle. Even closer, UNC REX Hospital is along Lake Boone Trail and is among the region's top-rated hospitals. “I love the fact that we have great hospitals here. People want to move here because we have so many schools, the education, and all of the hospitals,” says Jacquelyn Raynor, Realtor at Long & Foster. Research Triangle Park, less than 15 miles northwest, is a major employment hub as well. “We’ve got a lot of big companies like IBM within RTP,” Raynor says.

Raleigh-area traffic can get heavy

Most people living in Crabtree get around by car. Traffic can be heavy during peak times, particularly along Glenwood Avenue and Interstate 440. If you want to avoid driving in traffic, GoRaleigh buses run around the mall and along Edwards Mill Road. Plus, Crabtree Creek Trail connects through subdivisions, the mall and other businesses in the area, allowing some people to walk and bike to where they need to go.

Diverse options for homebuyers and renters in Crabtree

Wooded subdivisions wind through the area. Older homes here include ranch-style and Colonial Revival properties built in the second half of the 20th century. Two-story contemporary homes and townhouses built in recent years are also common. Smaller houses in subdivisions typically range from $400,000 to $850,000, while sprawling, modern homes can range from $1 million to nearly $2 million. “There are some established neighborhoods back in that area between REX Hospital and the museum,” says Raynor, emphasizing the area’s mix of options. “Back behind Crabtree [Valley Mall], there’s a lot more new construction,” she says. More than half of Crabtree residents are renters, and apartment complexes are throughout the area.

Cost of living in the Crabtree area

The median sale price of properties in Crabtree is in the lower-$600,000s. That’s higher than Raleigh’s overall median sale price, which is in the mid-$400,000s, but lower than most neighborhoods closer to Raleigh's city center. “It’s not far from the airport and is close to Downtown, but homes are not at the same prices that you pay to live inside the Interstate 440 Beltline,” explains Steve Jourdain, broker with Compass who’s lived in Raleigh for 30 years.

Shopping and dining at Crabtree Valley Mall and other local mainstays

Crabtree Valley Mall has hundreds of shops and restaurants off Glenwood Avenue. This heavily traveled shopping hub is the largest mall in the Research Triangle area. Lake Boone Trail is also lined with doctor’s offices and reliable chains like Chick-fil-A and Panera Bread, where hospital workers can grab lunch or run a quick errand. Plus, Harris Teeter and other shops are around the corner in Old Raleigh Village, off Edwards Mill Road. “The area over near REX [Hospital] is exploding as far as retail is going,” Raynor says.

Get outside on the Crabtree Creek Greenway Trail and at other parks

The Crabtree Creek Greenway Trail goes through the area. This 18-mile pathway connects with other trail systems, like the Neuse River Greenway Trail, and the over-5,000-acre William B. Umstead State Park. Several other outdoor spaces are nearby, too, including:

  • The North Carolina Museum of Art, which has a 164-acre park with trails
  • Laurel Hills Park, with a large, updated playground and community center
  • Brookhaven Nature Park, which has a pond and creek in the woods

Addressing flooding concerns around Crabtree Creek

Crabtree Creek has historically caused flooding in the area, particularly during hurricanes and heavy rains. Since 2022, Raleigh has restricted development on the floodplains, and a meadow along the creek’s bank helps soak up water. The city also uses an early detection system to quickly respond when water levels rise.
