Trees are just beginning to grow in Ryehill, a brand-new, master-planned community in Richmond, Texas. Here you can find recently built homes with spacious floor plans and modern layouts, roughly an hour’s drive from Houston. As it stands, Ryehill features several subdivisions with sleek single-family homes and neighborhood amenities, like pools and tennis courts. Development is expected to be completed by the early 2030s, so for now, you’ll see construction zones on your way in or out of the neighborhood. But for buyers comfortable with growth, Ryehill offers a place to put down roots early.

Ryehill home prices, builders and design styles

Residential development in Ryehill began in 2024 and is continuing in phases, with approximately 2,300 to 2,500 homes expected upon completion. Floor plans typically include one- and two-story options, open layouts, bonus rooms and attached garages, with options from multiple builders. “Del Webb built a 55-plus community in Ryehill with beautiful, one-story homes,” says Anna Wise, broker-owner of Wise Choice Realty Group, who has sold many homes in the area. “The rest of the community has two builders, Pulte Homes and Taylor Morrison, with square footage ranging from around 1,600 to 3,500.” Across individual subdivisions, exteriors are cohesive and usually feature a mix of stone, brick and siding, with front porches and covered patios. Prices can range from the mid-$300,000s to the high $600,000s, and homeowners associations are mandatory, with structures and fees varying by subdivision and builder. “The area itself is growing, so these homes will appreciate over time,” Wise says.

What it’s like to live in Ryehill during development

As of 2026, Ryehill is still mid-build, meaning residents live alongside active construction as the neighborhood continues to develop and expand. That means that construction traffic, ongoing homebuilding noise and in-progress amenities are everyday realities for residents. At the same time, the neighborhood offers new homes, roads and utilities.

Amenities and recreation in and around Ryehill

Amenities and infrastructure are also arriving in phases. “It’s in the early stages of development,” Wise says. “It’s not quite built out yet, but the neighborhood will include plenty of green space and amenities.” The master plan calls for resort-style pools, fitness facilities, trails, clubhouses and sports courts. Some facilities will serve all of Ryehill, while others will be tied to individual subdivisions. But there’s still plenty to do nearby. “You’ve got great entertainment in the area,” Wise says. “Right down the street is The George Ranch, which is a historical park that showcases Texas history and the way the state used to be. It’s also about a 30-minute drive to Brazos Bend State Park, which is a great thing to do on the weekends. They have a large observatory where you can view different astronomical events.” Additionally, Greatwood, located just north, features the public Greatwood Golf Club and the 150-acre Sugar Land Memorial Park, which offers walking and mountain biking trails, pavilions, a playground and a lake for kayaking and canoeing.

Where Ryehill residents shop and dine

Beyond residential and recreational development, the master plan reserves about 60 acres for retail, commercial and office space. While that construction is yet to be completed, residents have easy access to several shopping and dining areas in nearby Sugar Land, including:

  • Brazos Town Center, a practical open-air shopping center located about 5 miles away, with large national retailers, grocery stores, services and chain restaurants
  • First Colony Mall, which is about 8 miles away and features more than 140 stores, including Dick’s Sporting Goods, Macy’s and Barnes & Noble
  • Historic Downtown Rosenberg, with smaller-scale shopping and locally owned restaurants
“It was a logical choice to develop Ryehill where it is,” Wise says. “There’s accessibility to various things. You have your pick of Sugar Land, which is very developed and has a large medical hub, Richmond and Rosenberg.”

School district overview and Ryehill schools

The Lamar Consolidated Independent School District serves Ryehill, and students typically attend zoned schools based on their address. They can request in- or out-of-district transfers, which are determined by district policy, capacity and eligibility rather than a universal open-enrollment policy. Reading Junior High School and George Ranch High School, both highly rated, sit just outside the neighborhood and serve Ryehill students.

Getting around from Ryehill

Ryehill is a car-dependent neighborhood, located about 5 miles from an entrance to Interstate 69. Here’s the transportation information that you should know:
