What attracts people to Bon Air
With its forested surroundings and variety of home styles, Bon Air is a Richmond suburb that maintains a secluded feel while still being close to restaurants, stores and downtown. Kids here attend the highly rated Chesterfield County Public School district, and there are popular private schools nearby. The community has several shopping centers along its edges, providing quick access to grocery stores, locally owned restaurants and national retailers. Parks and a popular community association provide recreation. Nearby thoroughfares like the Powhite Parkway make it easy to get around the city.
Character-rich homes, from Victorians to new construction
Homes in Bon Air are primarily single-family houses on spacious, forested lots. “It’s more of an eclectic collection of homes,” says Realtor Jason Hester with Rashkind Saunders & Co. Real Estate, who's sold numerous homes in the area. “You’ve got your old Victorians on Buford Road that date back to the 19th century, the post-war ranchers and Cape Cods, and the split-levels built in the 1970s to 1990s.” New construction homes are often inspired by farmhouse and Craftsman styles. You can also find townhouses and condos, mostly with shed-style architecture.

Ranch-style, split-level and colonial style homes from the mid-$200,000s to the lower $700,000s
New construction, recently remodeled and large homes from the lower $700,000s to $1.2 million
Townhouses and condos from the mid-$100,000s to the lower $400,000s
There are also several apartment complexes, providing options for renters.
Chesterfield County Public Schools are highly rated
Most kids can attend Chesterfield County Public Schools, a highly rated district. Enrollment is based on home address. In eighth grade, students can apply to a specialty center, technology school or governor’s school. James River High School is closest to the neighborhood and is home to the Center for Leadership and International Relations. Nearby private schools get top ratings, including St. Edward-Epiphany Catholic School for pre-kindergarten through eighth grade and Trinity Episcopal School for eighth through 12th grade.

Grocery stores, restaurants and retail shopping are all nearby
No matter where you live in Bon Air, you’re a short drive from grocery stores and restaurants. “The biggest addition to Bon Air lately is they added a Trader Joe’s,” says Scott Dearnley, a real estate agent with Joyner Fine Properties who has 25 years of experience. “I can’t tell you how many people I talk to who want to know where the nearest Trader Joe’s is. In Bon Air, it’s literally right there.” The area where Buford Road meets Huguenot is also home to Good Foods Grocery and several restaurants, including Joe’s Inn Bon Air, Coco + Hazel and Perk! Coffee & Lunchbox. You can find more stores around Huguenot and Midlothian Turnpike, including Costco, The Great Big Greenhouse and Chesterfield Towne Center, an indoor mall anchored by Macy’s and JCPenney.

Commute downtown in 15 minutes and to the West End in under 30
“The nice thing about Bon Air is you have super proximity to both the West End and Downtown,” Dearnley says. Depending on traffic, Downtown Richmond is a roughly 15-minute drive via the Powhite Parkway and the Downtown Expressway, while Capital One’s West Creek Campus in Goochland County is a 25-minute drive via Robious Road and state Route 288. The Greater Richmond Transit Company bus stops along Forest Hill Avenue and Midlothian Turnpike, but most residents will need a car to get around the city.

The annual Victorian Days Parade and Festival celebrates the history of the neighborhood.
An established suburban community and former summer resort
One of Bon Air’s biggest appeals is its proximity to the city while still having an established suburban atmosphere. “If you want that closer-in feel, to be close to the city while still being in the county, I think a lot of folks tend to gravitate toward Bon Air for that,” Dearnley says. The area’s identity is closely tied to its history as a summer resort area for Richmond’s elite in the late 1800s. Each May, the Victorian Days Parade and Festival brings the community together, with many residents dressing up in Victorian costumes.
