Valley View Mall sparks shopping, restaurant growth
After the opening of Valley View Mall in 1985, it attracted dozens of big-box stores, restaurants and supermarkets to the surrounding area of Roanoke. They’re all within 2 miles of Fairland, a residential neighborhood on the opposite side of Interstate 581 from the mall, so that dining out, catching a movie or grabbing the week’s groceries are all a 5-minute drive away. That also means heavy traffic is common, says MKB Realtors agent Bob Chandler: “Because of the number of restaurants up there and stores around the mall, that area is very busy.” However, Fairland is tucked away from the commercial roadways, giving residents calm streets to return to after a visit to one of Roanoke’s prime shopping corridors.
Big-box stores, supermarkets along Hershberger Road
Valley View Mall has more than 80 stores, anchored by Belk, Macy’s and JCPenney. The mall is still frequented by Roanoke residents nearly 40 years after it opened, though its heyday has passed, Chandler says. A shopping center next to the mall houses Walmart, Target and a collection of chain eateries such as Crab Du Jour, a Cajun-inspired seafood restaurant. Hershberger Road runs on the west side of Fairland, and shopping centers have popped up along here in the years after the mall opened. These retail centers today host Kroger, The Home Depot, Marshalls and an assortment of fast-food chains.
New development on the table near Fairland
Small midcentury homes such as Cape Cods, minimal traditional houses and ranch-style homes line Fairland’s streets. A tree or two may grow in the yards, but the landscape is mostly grass and bushes. The Westwind apartment complex was added to the neighborhood in the 1980s, turning Fairland into a majority rental neighborhood. Home prices range from the high $100,000s to the mid-$200,000s. Homeowners live alongside 150 undeveloped acres known as Evans Spring to the east, but this property may not stay vacant for long. City officials in 2024 adopted a plan encouraging the construction of stores and hundreds of homes and apartments on the land. These are just guidelines for future development, though, and no construction plans currently exist for the site.
Getting on the Lick Run Greenway
Two city parks are less than a mile from Fairland. The closest is Villa Heights Park, where a basketball court, a playground and a community center housed in an 1820s estate sit atop a hill. McCadden Park is larger, with winding paths attracting walkers and joggers. The park hosts Summer Fest in August, bringing live music, food trucks and bounce houses. Less than 2 miles from Fairland, the Best Buy parking lot next to Valley View Mall borders an entrance to the Lick Run Greenway. Pedestrians and cyclists can take the paved trail 4 miles to downtown Roanoke. At nearby Roanoke Country Club, members have access to 27 holes of golf, thanks to a trio of nine-hole courses that can be played in different combinations to form three distinct 18-hole courses. They were originally designed by celebrated course architect A.W. Tillinghast, who worked on 265 courses around the world. The club also has tennis courts and a heated pool. Initiation fees vary from $500 to $3,000 depending on the member’s age.
Podcasting at James Breckinridge Middle
Public schools are no more than 3 miles from Fairland, starting with Round Hill Elementary School. It gets a C from Niche, as does James Breckinridge Middle School. Breckinridge Middle has a student-run podcast that offers updates on happenings around the school. Older students can attend William Fleming High School, which gets a C-plus.
Proximity to I-581, airport
The neighborhood borders major roadways such as Interstate 581 and Hershberger Road. That makes getting around town convenient, but the concentration of businesses along Hershberger and near Valley View Mall creates traffic. Locals can catch flights to Atlanta, Charlotte and Orlando from Roanoke-Blacksburg Regional Airport, less than 2 miles away. Planes taking off and landing at the airport can create noise in Fairland, according to Department of Transportation data. The city’s Valley Metro bus stops in the neighborhood on Cove Road, and passengers can take it to Valley View Mall or downtown Roanoke. However, the bus only stops once an hour.

Westwind is a small apartment community situated in the Northwest part of the city. It is set back off of Hershberger road in a secluded grove yet is one right turn at one red light to hop onto Interstate 581 to Downtown or Interstate 81. We are a short drive to the Towne Square shopping center, which contains a wide array of shops and banks including Kroger, Sam’s Club, and Aldi, to name a few.
