Single-family homes for $100,000 to $200,000
Most of the homes in Rochester Township were built over the course of the early-to-mid 20th century, a collection of ramblers, bungalows and colonials. While there are some sections of the area where houses are organized closely together, lots are typically more widespread here. Properties here can stretch several acres, and many are at least a half acre. Some properties in Rochester Township are organized neatly on a grid of straight-line residential blocks, while others dot winding and heavily wooded country roads. Houses here most often sell for prices between $100,000 and $200,000.

Students attend schools in the Rochester Area School District
Kids in this area can attend schools in the Rochester Area School District, starting at the B-minus-rated Rochester Area Elementary. This school has a student-teacher ratio of just 10-to-1 and its offerings include an afterschool tutoring program and a fresh fruit and vegetable program. Students can then move on to the C-rated Rochester Area Middle, where the student-teacher ratio is 11-to-1 and where students can take part in extracurriculars like concert band and chorus. The C-plus-rated Rochester Area High offers a symphonic band and has a school newspaper dubbed The Oracle.

Outdoor fun on the Ohio and Beaver Rivers
Rochester Township is located near the junction of the Beaver River and the Ohio River — Rochester, which also was once a prominent stop on the Pennsylvania Railroad, was once nicknamed “The Junction City.” The area’s spot by two rivers makes outdoor fun on or by the water easy to come by. Residents can head up to Big Rock Park in nearby New Brighton, which has a half-mile walking trail and spots to fish the Beaver River, where catfish, hybrid striped bass and common carp are among the common species. Big Rock Park features seven acres of shoreline in total. Residents could also opt to head down to Rochester Riverfront Park, which is right at the junction of both rivers. This area features a 2-mile, paved trail and “beautiful water access,” says Thomas, who has been selling in the area for over five years.

Shopping and dining in Rochester
Riverfront Park is near the center of town, a part of Rochester with more of an urban feel, with homes closely compacted on sidewalk-lined streets. This is also where you can find many of Rochester’s eateries. Rochester Smokehouse & BBQ is popular, Thomas says. The pulled pork here is beloved, as is the macaroni and cheese. Rochester Smokehouse & BBQ is well-liked not just for its takeout, but also for its catering. There’s both a Shop ’n Save and a Giant Eagle Supermarket in the area as well, convenient for groceries. People here can also quickly hop across the Rochester-Beaver Bridge to get to the borough of Beaver for more dining options. “The whole county is treated as if one town,” Thomas says.
