1940s homes with large lots and condos from the 2000s
Ranch-style and Cape Cod houses from the 1940s through the ‘70s were built on lots as big as an acre, with most of them about a half-acre. “Newer homes are sprinkled in as well, with most of them toward Newburg Road in the neighborhood’s southern end,” Bonnell-Campbell says. Most houses range from $165,000 to $225,000, but the broader range is $150,000 to $300,000. The high end can get a 2,600 square foot ranch-style house on a third of an acre or one that has six garage spaces attached to a five-bedroom house on a wooded lot. Condos in the neighborhood were built between the 1980s and 2000s, and their prices range from $140,000 to $240,000. The market in the neighborhood is consistent with similar areas in Rockford. “If it’s the perfect price, condition and location, it will be off the market in a week,” she says.There are some homes along Gordon Avenue, south of Orchard Avenue that are in a lower-lying area and are at risk of flooding during heavy rains. The First Street website has a couple of homes that are in the major flood risk category.
Retail and restaurants on State Street
State Street in either direction is a retail/restaurant haven including Forest Plaza Shopping Center, a big-box store mecca with Kohl’s, Petco and Michaels as part of the lineup. Target is across the street, and it’s also around grocery store chains like Aldi and Schnucks, as well as a Chicago-area grocer called Valli Produce. The CherryVale Mall has 140 stores on two levels and is five minutes away. There are plenty of dining options, including Lino’s Italian Restaurant, which has been serving pizza and other favorites in Rockford for over 50 years. “It’s an icon, and it’s always packed,” Bonnell-Campbell says. “They only open for dinner. You can get your order half an hour before they open. They do great take-out business. If you’re dining in, it’s like stepping into Old Time Italy.” A few Chicago favorites are also close, including Portillo’s, which has hot dogs, Italian beef sandwiches, and its famous crinkle fries. Gregory Elementary School scores a C on Niche and has a 16-to-1 student-teacher ratio. It’s about a mile from most locations in the neighborhood. Eisenhower Middle School is about a 15-minute bus ride to the northwest. The school is rated a C overall. Guilford High School has a B overall grade from Niche. The school has a College and Career Academies program, allowing students to choose a potential career pathway in the business, health, service or production field. The classes include a chance to go to a workplace and learn first-hand from professionals. Rockford Christian is an A-minus rated K-12 private school with a Lower School campus for preschool through fourth grade and a separate Upper School campus for grades five through 12. Rockford University is a private school offering bachelor's and master’s degrees in 80 majors, minors and concentrations. The current enrollment is about 1,100.Parks outside the Arnold neighborhood
While the neighborhood's layout offers much green space, there aren’t any parks to take advantage of rest and relaxation opportunities. Mariposa Park is a few miles south and has ample green space, picnic tables, tennis courts and a playground. Alpine Park has a public swimming pool and a gazebo a few miles to the west. The Rockford Mass Transit District has stops on State Street, Mulford Road, Newburg Road and Arnold Avenue, the major roads surrounding the neighborhood. The nearest hospital is OSF Saint Anthony Medical Center, with experts specializing in heart and vascular care and occupational health. The neighborhood is also just 3 miles from the Hard Rock Casino Rockford, a 175,000-square-foot casino hotel with 1,300 slot machines and 50 table games.
