Easy access to Space Coast and the Indian River in Bonaventure
Along the western banks of the Indian River, Bonaventure is home to quiet streets and an active community, with easy access to the sandy beaches and shopping centers of Florida’s “Space Coast.” The housing market in Bonaventure is a mix of old and new, with Mediterranean-inspired architecture and waterfront homes. “The river is the reason a lot of people move to Bonaventure,” says Kristie Escalera, a neighborhood resident and Realtor with Blue Marlin Real Estate. “Rockledge Drive borders the water, and people are always out walking their dogs, biking and just enjoying the outdoors. U.S. Route 1 is also right next door, and it can take you all the way up and down the coast.”
Spacious lots and a diverse housing scene near the Florida Coast
The palm-shaded streets of Bonaventure are lined with ranch-style homes, Colonial Revivals, cottages and Spanish-style builds, with arched entryways and tile roofing common throughout the area. “The housing scene isn’t cookie cutter like in the newer neighborhoods to the west,” says Escalera. “Here, we have more variety and room to breathe.” Houses sit on large lots compared to surrounding Viera-area communities, with properties ranging from a half-acre to over an acre. Cottages and modern traditional homes built in the 1990s range from $700,000 to $720,000, while estate-style abodes and riverfront homes can go for $1.2 million to $1.6 million. Two and three-bedroom condos in the gated River Way community sell for between $200,000 and $290,000. Bonaventure has a CAP Index Crime Score of 1 out of 10, which is lower than the national average of 4. Due to its proximity to the Florida coast, Bonaventure is in an at-risk region for flood and wind damage during hurricane season. Many houses have high-impact windows to prevent storm damage.
Bonaventure area schools and dual enrollment at Eastern Florida State College
Ralph M. Williams Jr. Elementary School is a short drive west and earns a B-plus overall grade from Niche. Families living south of McIver Lane are served by the A-minus-rated Viera Middle School, while others may attend Ronald McNair Magnet Middle School, which receives a B. Viera High School earns an A-minus and has over 40 extracurricular offerings, including clubs centered around pottery, table tennis, literature and fashion. For its dual enrollment courses, the high school partners with Eastern Florida State College.
Nearby beaches and the annual Space Coast Marathon
The neighborhood has an active boating community, with private docks and public boat launches throughout the area. The Pineda Point Marina is to the south and a public launch at Lee Warner Park to the north. The Riverwalk Park and Nature Center has a picnic pavilion and a short boardwalk trail that winds along the Indian River Lagoon. There are a handful of beaches within a 15-mile drive of the neighborhood. “The beach I go to depends on the mood I’m in,” says Escalera. “If you want an active atmosphere, you can head to Cocoa Beach or go to Hangar’s Beach near the Space Force base for a quieter experience.”
Each year on the Sunday after Thanksgiving, around 10,000 runners participate in the Space Coast Marathon. “The course comes right through our neighborhood on Rockledge Drive, and a lot of people will sit in their yards or on their docks to cheer on the runners,” says Escalera.
Riverside restaurants and nearby shopping centers
While Bonaventure is almost entirely residential, there are a handful of locally owned eateries within a short drive. “For a large selection of shops and restaurants, you can take the 10 to 15-minute drive to Cocoa Village or The Avenue Viera, but there are a few staple riverfront eateries closer to home,” says Escalera. River Rocks is a dockside eatery serving seafood, pasta and steak. “Pineda Inn Bar & Grill is a short drive south,” says Escalera. “They have great bar food with live music and outdoor seating.” Publix and ALDI are around 5 miles away on Barnes Boulevard.
Travelling along U.S. 1
U.S. 1 sits just west of Bonaventure and spans around 75 miles north to Daytona Beach and roughly 130 miles south to West Palm Beach. Space Coast Area Transit operates the community’s bus routes, with nearby stops on Route 1. Melbourne Orlando International Airport is around 15 miles south and has a small selection of commercial flights, while the larger Orlando International Airport is 47 miles west.
