Wexford is a sought-after gated community near Roswell
A blend of community and privacy defines life in Wexford, a gated neighborhood 4 miles north of Roswell. “It’s a very family-oriented community,” says Kimberly Edmonson, a Realtor with Chapman Hall Realtors who’s sold homes in the area for 31 years. “It has incredible school systems, and it's very close to lots of great restaurants, parks, and shopping. It’s also 10 minutes to downtown Alpharetta, 10 minutes to downtown Roswell, and 10 to 15 minutes to Avalon, so all of the wonderful community aspects of why people live in Roswell are really a hop, skip, and a jump away.” Private amenities like a pool and clubhouse help bring residents together, and the walkable towns of Roswell and Alpharetta draw residents outside the gates.
Late 20th-century new traditional homes on half-acre lots
Wexford’s Colonial Revival-inspired new traditional homes sit far apart along sidewalk-lined cul-de-sacs. Common features include brick exteriors, attached two-car garages and arched front entries. With half-acre lots, the houses sit far back from the street and have landscaped yards with lush lawns and paved driveways. The houses, which were built in the late 1980s and early ‘90s, have between four and six bedrooms, and some have views of one of the neighborhood’s three lakes — but water views come with a higher risk for flooding.
“It's very desirable,” Edmonson says. “Anything that comes onto the market sells with multiple offers instantly.” Prices usually range from $630,000 to $900,000, plus monthly homeowners association fees of $75 that cover pool and tennis court maintenance. The community is covenant-controlled, so any changes a resident wants to make to their home must first be approved by the architectural committee. “As long as it’s not anything that’s going to be a detraction, they usually have no problem getting it approved,” Edmonson says.
Community amenities bring residents together and parks are nearby
Wexford’s private amenities include six tennis courts, a pool and three fishing lakes. “It’s a wonderful community for making friends because, in the summertime, everyone’s at the community pool,” Edmonson says. Kids can join The Wexford Waves swim team, and tennis players can join teams for men, women and mixed doubles. Just outside the community, Sweet Apple Park has a playground, soccer fields and a 1-mile walking path. Art Center West at the nearby Leita Thompson Memorial Park offers pottery classes; the park also has a dog park and nature trail. Golfers can join the private Brookfield Country Club, which includes access to other private courses in northern Atlanta.
Public and private schools earn straight As
Kids can start school at Sweet Apple Elementary, which earns an A from Niche, and then attend the A-minus-rated Elkins Pointe Middle. The A-rated Roswell High is a 1997-98 National Blue Ribbon School and offers over 25 Advanced Placement courses, including Japanese and computer science principles. Students here can also take dual enrollment courses through local colleges or enroll in the career, technical and agricultural education program, which offers courses in topics like marketing and engineering. Nearby private schools include the Queen of Angels Catholic School for kindergarten through Grade 8 and Blessed Trinity Catholic High; both earn an A-plus from Niche.
Retailers, restaurants and walkable downtowns
Retailers like Target and The Home Depot are within 2 miles, as are grocery stores like Trader Joe’s and Publix. At Alpine Bakery and Pizza, diners can order New York-style pies and browse the dessert case. Crabapple Tavern serves American comfort food in a casual atmosphere. While there are shopping and dining options close to Wexford, Edmonson says Roswell and Alpharetta are popular hangouts. “Downtown Alpharetta is very pedestrian-friendly with lots of kids running around,” she says. “Downtown Roswell is very vibrant. Every third Thursday, they have what’s called Alive in Roswell, where they close Canton Street and it becomes kind of like a Bourbon Street. There are lots of food trucks and different bands, and everybody sees everybody.” Avalon, an outdoor shopping mall in Alpharetta, is another place locals go for shopping and dining. “It’s open container, so people can get a glass of wine and walk the whole length of it,” Edmonson says.
Roswell and Alpharetta are within 15 minutes
Hardscrabble and Etris Roads are the two main thoroughfares bordering the neighborhood. Roswell is 4 miles away, Alpharetta is 5 miles away and downtown Atlanta is a 26-mile drive. Hardscrabble Road has bike lanes, and sidewalks throughout the area make it pedestrian friendly. The overall CAP Index Crime Score is 1 out of 10, lower than the national average of 4. Nearby houses of worship include World Harvest Church and North River Baptist Church. Wellstar North Fulton Medical Center is 4 miles away, and Hartsfield-Jackson Atlanta International Airport is a 35-mile trip.
