Urban neighborhood with an old fairground lot
On the east side of the Saginaw River, about 3 miles from downtown, Fairground displays a large lot that drew hundreds of thousands of people to the Saginaw County Fair for 88 years. Remnants remained after the last fair in 2005, and everything was eventually demolished in 2024. While there are no final plans, the city hopes to eventually turn the space into a park. The neighborhood has faced financial hardships and high crime rates partly due to redlining in the 1930s and the loss of industrial businesses over the years. The CAP Index crime score is 9 out of 10. But for those who grew up here, like Marquaveon McKinney, a local Realtor with Bay Realty Michigan, there’s a strong sense of community. “People are so kind to one another,” says McKinney. “Recently, a woman’s house was torn down because a tree fell on her roof. People flocked over and dug through the rubble to pick up her belongings.” A neighborhood association also meets on the second Thursday of March through November, allowing residents to address concerns and present ideas on neighborhood improvements.
Bungalows and ranch-style houses close together
Fairground’s grid-patterned residential streets branch out from Genessee Avenue, the neighborhood’s main thoroughfare. Streets are lined with sidewalks and single-family homes, including small bungalows and ranch-style houses built between the early and mid-1900s. Most houses are right next to each other on approximately 0.10-acre lots. “I loved living there because all the houses were close,” says McKinney, “I could easily go to a friend’s house and play.” A typical house sells for around $50,000 to $60,000. Dilapidated homes in need of repairs range from $5,000 to $25,000. A flipped house with brand-new renovations can sell for $135,000 to $150,000.
Soul food restaurants and other local businesses
Genesee Avenue is lined with local shops and restaurants. “There are a lot of Black-owned businesses,” says McKinney. “You have auto shops, beauty supply stores and local spots for soul food. The community really supports these businesses.” Blue Lakes Fresh Fish Market serves up fried seafood and chicken. According to McKinney, locals are hooked on its flavory fish seasoning. Other soul food spots include King’s Fish & More and Brother Arthur’s. The neighborhood has several small convenience and liquor stores, such as Babel Food Market and Food Basket Grocery Store. There’s also a Great Giant Supermarket nearby for everyday groceries.
Sports at Lawrence McKinney Veterans Memorial Park
Lawrence McKinney Veterans Memorial Park is about a mile away. Locals like to play pickup basketball games on the four courts. Several athletic fields are also used for local recreation leagues. The park gets its name from the late Lawrence McKinney, a longtime resident who dedicated his life to coaching youth basketball and football. Every Fourth of July, locals gather at the park to celebrate and watch fireworks.
A brand-new high school
Elementary students attend Jessie Loomis School, which receives a C-minus grade from Niche. They go on to Thompson Middle School, also graded a C-minus. The former Saginaw High School shut down after the 2023-2024 school year. Now, students attend the newly built Saginaw United High School, which has yet to be graded since its grand opening in 2024. The five-story building features separate floors for each grade level and is complete with state-of-the-art technology and brand-new athletic facilities.
STARS bus routes throughout the neighborhood
STARS bus stops are all over the neighborhood’s subdivisions and along the main roads. It’s about a 5-minute drive to Saginaw’s downtown riverfront. Locals also have easy access to Interstate 75, which runs north and south through Michigan and can be taken 1.5 hours to Detroit. MBS International Airport is also about 30 minutes away.
