Baden is a northside neighborhood with a melting pot of St. Louis architecture consisting of single- and multifamily homes built from the early to mid-20th century. Properties range from those that have been owner-occupied for decades to properties attractive to investors for rentals as almost half of Baden residents are renters. Proximity to downtown is one of the area’s assets, and a local nonprofit is trying to push the neighborhood forward through revitalization efforts. "The city is in the process of building up Baden and its surrounding areas," says Realtor Phillip Young of Berkshire Hathaway Home Services, who has sold several properties in and around Baden. "I think right now, what is attracting buyers has more to do with the home values than the neighborhood lifestyle.”

Established homes in varying conditions and styles
In Baden, houses can differ quite a bit not only block to block but also along any street. In this neighborhood, Craftsman-style bungalows and Tudors mix with multistory Italianate and gable-front homes. There are a lot of houses here in good condition, though buyers can find fixer-uppers at bargain prices, too. Also, the nonprofit Revitalization of Baden Association is backing beautification efforts in the neighborhood, including the reclamation of abandoned houses. Almost half of Baden residents are renters, but there are properties in need of work that those looking to buy can scoop up for $15,000 to $60,000. Homes in better condition can fetch between $65,000 and $200,000. The neighborhood’s location in relation to the Downtown sphere has an influence on pricing. “People are buying property in and around the area hoping that the property value will go up in a couple of years,” Young says.

St. Louis' thoroughfare, Broadway, runs through Baden and is lined with local businesses, from car dealerships to restaurants. Living With Purpose STL, another nonprofit working in the area, has a facility on Broadway and supports a variety of events in the neighborhood. The list includes an annual Easter egg hunt with food, music and, of course, the Easter Bunny. There’s also a Halloween trunk or treat at the end of October and an annual community dinner for Thanksgiving with crafts, trivia and a movie screening. The Baden Library, not far off Broadway on Church Drive, has regular programming like free afterschool meals for children Monday through Saturday, video game sessions for teens on Mondays and STEM-based play sessions for younger kids on Wednesdays.
Nance Elementary recognized for its character
Kids in Baden can attend the Saint Louis Public Schools system, which has a C-minus grade on Niche. The system offers flexibility — students can apply for magnet or choice schools outside their area. But schools in Baden's zone include the C-minus-rated Nance Elementary, which covers preschool to sixth grade. It was named one of 73 National Schools of Character in 2024 by Character.org for its effectiveness in fostering character development. The C-minus-rated Yeatman-Liddell Middle has a Verizon Innovative Learning Lab, providing students access to technology like 3D printing. Vashon High’s boys basketball team has won 15 state championships and receives a D-plus.

Interstate 70 is just south of Baden, so drivers can quickly hop on that to reach Downtown St. Louis 8 miles away. St. Louis Lambert International Airport, the busiest airport in the state, is 9 miles away on I-70. People can also reach the 269-bed Christian Hospital via close-by Missouri State Route 367, a 5-mile trip.
