Capitol Hill offers suburban character on St. Louis’ north side
In Capitol Hill, established homes are tucked away on streets that feel secluded despite their location in Missouri’s second-largest city. This mostly residential pocket of St. Louis gives residents a bit of a suburban feel in spots, with relatively roomy lots and towering trees. Homes here are just close enough to multiple parks and shopping centers, and only 10 miles from the heart of the city. “The nice thing about it is it’s not far from downtown,” says Michelle Syberg, who’s a co-owner and broker at Mid-America Property Partners and a St. Louis-area native. “It’s maybe 15 minutes from Illinois. They are like [post-World War II homes]. Some of them have two-car garages, some are one-car, some have carports. Most of them have basements. A lot of the essentials are there: grocery stores and restaurants.”

Homes date to a similar midcentury era
The overwhelming majority of Capitol Hill’s homes were built between 1945 and 1965. In turn, the area has a cohesive look, filled with similarly styled ranch-style houses and bungalows. Syberg says many of them are in good shape, too. “They’re affordable homes, they’re well-built,” Syberg says. “They have garages. A heavy concentration of three bedrooms, with one to one and a half bathrooms. Some people have finished the basements.” Many lots are around one-fifth of an acre, and Syberg says most yards are fenced in the back. “They’re good-sized yards for somebody who has animals or children,” Syberg says. “They have room to play, or to entertain in the yard.” Nearly 70% of the neighborhood’s houses are rentals, but properties go for anywhere from $20,000 to $170,000 when they hit the market, depending on the condition.

Residents are close to local favorites and big-box stalwarts
There’s a cluster of businesses at the center of the neighborhood, around the intersection of Chambers and Halls Ferry roads. Mack’s Chicken is among them, a casual spot specializing in fried chicken, that Syberg says is really good. “My mom loves that chicken place there, she really does,” Syberg says. Kenny’s Korner Bar next door is a place to grab a drink and play a couple of games of darts. The Buzz Westfall Plaza on the Boulevard is a shopping center located just south of Capitol Hill, featuring a Schnucks supermarket, Foot Locker and Hibbett Sports. Two other shopping plazas, just north of the neighborhood, offer Walmart and The Home Depot, and both are within 3 miles.

Free summer concerts and a farmers market draw locals together
Capitol Hill buts up against Koeneman Park, a 6-acre spot that hosts a free summer concert series from May through September. The gatherings include food trucks. The Ferguson Farmers Market is another nearby tradition. The market, in the neighboring city of Ferguson, takes place on Saturdays from May to October and features over 30 vendors each week.
Area schools offer activities for a range of interests
The Riverview Gardens School District serves this area, and gets a D grade from Niche. Students may start at the D-plus-rated Moline Elementary, which has its own basketball team and a chess club. The D-rated Westview Middle has drama and writing clubs. Riverview Gardens High gets a D-plus and offers electives in topics from entrepreneurship to engineering.

Capitol Hill gives residents access to indoor and outdoor recreation
Locals have Bon Oak Park, right in the heart of Capitol Hill, where there’s a pair of playgrounds, ball fields and a basketball court. It’s a spot Syberg took advantage of as a kid. “I played in Bon Oak Park quite a bit,” Syberg says. “It’s a wonderful park.” Koeneman Park, in addition to hosting concerts, features a sizable playground, a 50-foot waterfall and a lake that’s open to fishing. Residents are also close to the Dellwood Recreation Center, which is available for a fee and houses an indoor turf field and a fitness room.

Multiple types of transit are within arm’s reach
Commuters in Capitol Hill are just about 10 miles from downtown St. Louis, using Interstate 70. I-70 is also a connection to the St. Louis Lambert International Airport, located 8 miles away and a hub for nonstop flights to a dozen destinations. Christian Hospital is just 3 miles from the neighborhood and includes a 24-hour emergency room. There are multiple MetroBus stops in the area as well.
