Viridian is a master-planned neighborhood with mountain views in Salem

Set against the Wasatch Mountains, Viridian is a master-planned neighborhood in Salem, on the edge of Provo's growing suburbs. Rising from the farmland of southern Utah County, this is one of the area’s most modern communities, but prices are relatively low for the region. A mix of townhomes and single-family homes first hit the market in late 2024, and the community has amenities like a pool, clubhouse and parks. You’re not far from Spanish Fork for shopping and dining, and nearby Interstate 15 connects to Provo in under 15 miles.

Newly constructed modern homes and townhouses are available

This new D.R. Horton community started welcoming homeowners in December 2024, and construction is ongoing. You’ll find modern farmhouse and New Traditional architecture, energy-efficient systems and two- to four-car garages. Here’s what you can expect to see on the market:

  • Single-family homes: Floor plans from around 2,400 to 6,300 square feet and prices from the lower $500,000s to $1.4 million
  • Townhomes: Floor plans from 1,400 to 2,200 square feet and prices from the mid-$300,000s to the mid-$400,000s
The median price here runs lower than in nearby Spanish Fork and Mapleton. According to JACOB MORLEY, a Realtor with Red Rock Real Estate who has represented a few buyers in Viridian, another big draw is the incentives the builder offers. These could include buying down interest rates or helping with closing costs. "You got pretty competitive pricing, but really competitive incentives that make it almost impossible to beat in that area," Morley says. "And that's going to be the biggest draw…you get a good community feel [and] a brand new home, but you have incentives to make payments so much more affordable than the competing products around."

Enjoy a community pool and other outdoor amenities

As a master-planned community with an HOA, Viridian comes with shared amenities. Residents have access to:

  • A community pool and splash pad
  • A 25-acre park with soccer fields, pickleball courts, a dog park and an amphitheater
  • A recreational water reservoir with a sandy beach, a bike pump track and miles of walking trails
  • A clubhouse with a rentable event space and kitchen
“The social stuff, like the clubhouse, [and] the amenities that they provide are typically bigger than what you get in other local builder subdivisions,” Morley says.

Interstate 15 connects to Provo in about 20 minutes

Provo is just under 15 miles away via I-15, about a 20-minute trip. The interstate also connects to Lehi's Silicon Slopes corridor, just over 30 miles north. This makes Viridian a popular choice for commuters, and Salem continues to see more development as the Provo suburbs expand. “This is right where all the growth pattern is heading, where all the new developments are happening, all the commercial projects are coming in, and it's really easy access to I-15,” says Morley.

Salem Hills High School is known for the performing arts

Viridian is part of the Nebo School District, home to the highly rated Salem Hills High School. The school offers concurrent enrollment with Utah Valley University plus Career and Technical Education pathways. In 2021, the National Federation of State High School Associations named it a Performing Arts School of Excellence for its standout music, drama and debate programs.

Dining and shopping in Salem and Spanish Fork

For everyday errands, the small town of Salem is right next door with a Stokes Market and laid-back dining like Ashton's Burger Barn and Good Grindz Salem, a traditional Hawaiian restaurant. You'll find even more options less than 5 miles north in Spanish Fork, which has big stores like Costco, Target and Walmart, chains like In-N-Out Burger and plenty of local spots to eat. Barry's Parkview Drive Inn is a longtime fast-food classic, and Two Jack's Pizza serves hand-tossed pies. "You're easily within 15 minutes of really anything you'd need shopping-wise, entertainment-wise [and] food-wise," Morley says.

Rodeos and small-town festivals around Viridian

You’re far from big-city activity, but there's still plenty to do beyond soaking in the mountain views. Head into nearby towns for:

  • Salem Days, a weeklong August celebration with daily events including a parade, fireworks, live entertainment and sports tournaments
  • Utah County Water Lantern Festival, an evening celebration where decorated lanterns float on the waters of Salem Pond
  • Fiesta Days in neighboring Spanish Fork each July, a western heritage celebration with a professional rodeo
  • Festival of Colors at the Sri Sri Radha Krishna Temple in Spanish Fork each spring, celebrated with the throwing of colored powders
