While the rolling hills, lush nature preserves and tree-lined lots of Salford Township feel wonderfully secluded, the community offers more than just rustic charm. “You’re conveniently located near major interstates and highways if you need to get to the big cities, but yet Salford Township still has that small-town community feel, so you really can enjoy the best of both worlds,” says Stacey DeLong, a Realtor with Iron Valley Real Estate Quakertown who has been selling homes in the area for over 10 years. With a central location in Montgomery County and with Pennsylvania Route 563 and Interstate 476 bisecting the township, residents can commute into urban centers like Allentown or Philadelphia.

Private country estates and modern townhouses
Winding country roads branch off PA 563 and lead to rustic farmhouses, sprawling ranch-style homes and Colonial Revivals. “Depending on what pocket you’re in, you still have that farmland aesthetic,” DeLong says. “You can get some properties that offer a good amount of land, as much as nine acres in some cases.” Tree-lined lots average just over two acres, and many properties embrace the countryside setting with spacious back porches, detached barns or in-ground pools. Prices for single-family homes in Salford Township range from around $385,000 to $700,000. Just north of I-476 is the Villages at Country View, the largest development in the township. The planned community was built in the early 2010s and features luxury townhouses selling for around $360,000 to $450,000, while prices for New Traditional single-family homes range from about $645,000 to $715,000. “With inventory being so low, new construction gives buyers another option,” DeLong says. “There’s also recently been a shift in how long homes are on the market. It used to be that homes were selling in 24 to 72 hours. Now, some are sitting up to maybe two weeks, depending on whether they’re priced competitively.” The town earns a CAP Index Crime Score of 1 out of 10, significantly lower than the national average of 4.

Expansive nature preserves include White’s Mill Preservation Area
Salford Township has abundant parkland, with nearly 20% of its land preserved and protected from development. Hikers can explore scenic nature trails at White’s Mill Preservation Area and Fulshaw Craeg Preserve, while horseback riders of all skill levels can take private lessons at Legacy Farm. Branchwood Park features tennis and pickleball courts, a disc golf course and a playground. The green space also has gravel trails that lead to the banks of East Branch Perkiomen Creek, a popular spot for fishing where anglers frequently reel in trout. The Indian Valley Country Club is less than 4 miles east, and membership comes with access to an 18-hole golf course, two putting greens and an outdoor pool.

Community theatre and programs at the Indian Valley Public Library
The DCP Theatre offers plenty of indoor entertainment. The community-run group has been producing comedies, dramas and family-friendly plays for over 70 seasons. Residents also gather at the Tylersport Volunteer Fire Company each Tuesday night for bingo. The Indian Valley Public Library is less than a 5-mile drive from Salford Township and hosts programs for all ages, including book clubs and yoga classes. Several houses of worship are tucked among the town’s rolling hills, including the Chua Linh Quang Temple, the Minh Dang Quang Temple and Valley View Bible Church.
Career-based learning at Souderton Area Senior High School
Students attend schools in the Souderton Area School District, which earns an A from Niche and has an average student-teacher ratio of 13-to-1. “There's also a highly regarded school district there, attracting a good number of buyers with children,” DeLong says. Salford Hills Elementary School scores an A, while Indian Valley Middle School and Souderton Area Senior High School both earn A-minuses. The SAHS Pathway 360° program requires teens to select one of four career-oriented pathways to explore alongside their traditional high school courses: business and communication, arts and humanities, industry and engineering and health and human services. The high school also has a dual enrollment agreement with Montgomery County Community College that allows teens to take select college-level courses for both high school and college credit.
Souderton Area High School is a highly rated public school serving the residents of Souderton.

Shopping and dining options are limited in Salford Township, but several small shops and restaurants dot Ridge Road. The Rustic She Shed is known for its one-of-a-kind home décor and handcrafted jewelry, while Jett’s Produce sells organic fruits and vegetables. Comfort at the Corner is a local institution that serves up American classics for breakfast and lunch in its homey dining room. At Laura’s Pizza II, fresh pies are topped with everything from pepperoni to eggplant and sauteed shrimp. Residents can head south to Lower Salford Township to run errands. The Shelly Square Shopping Center is about a 4-mile drive from Salford Township and includes Landis Supermarket, while Walmart is about a 6-mile drive away.

Residents are largely car-dependent as Salford Township lacks sidewalks and a public transit system. PA 563 leads to nearby townships in Montgomery and Bucks counties, while Interstate 476 serves as the primary north-south corridor in eastern Pennsylvania. With proximity to major thoroughfares, the town is about a 22-mile drive from Allentown and about a 40-mile drive from Philadelphia. The closest airport is Lehigh Valley International Airport, which is 30 miles north of Salford Township.
