Eden is a rural community on Salisbury’s southern outskirts
Less than 7 miles south of Salisbury, Eden offers a quiet and lush setting near the Eastern Shore’s biggest city. “This is about as rural as it gets for Salisbury, and that’s why people move to the area,” says Michele Pompa, a Realtor with Coldwell Banker, who has sold several homes here. Custom-built homes sit across the street from soybean crops and wide-open fields traversed by above-ground power lines. Locals spend their days shopping at farmers markets and boating along the pine and maple tree-shaded Wicomico River on the community’s western edge. But with U.S. Route 13—Salisbury’s main highway—stretching through Eden’s core, the area isn’t completely secluded. “You have to drive a bit to get just about anywhere, but grocery stores and places like the airport aren’t super out of the way.”

Eden has homes from the early 1900s and several empty lots
Eden’s first homes include Craftsman-style bungalows from the early 1900s and ranch styles built throughout the mid-20th century. New Traditional homes constructed between the 1980s and early 2000s are also common. Houses can sit on half to two-acre lots, often dotted with white oak and pine trees. Empty lots are also frequently for sale here, which Pompa says drives the market. “There’s a lot of opportunity to buy empty land and build your own house in Eden, and that’s slowly making the area grow.” The median single-family home price here is around $260,500, which is slightly lower than Salisbury’s median. Empty plots typically range from about $8,000 to around $200,000, depending on acreage. Heavy rainfall can cause the Wicomico River and its tributaries to overflow, so flood insurance may be mandatory for properties near the water.

Boating, fishing and hiking on the Wicomico River
Eden is home to several waterfront recreation spaces, including Douglas Nichols Park, which has picnic tables, a playground and a paddleboat launch on the Wicomico Creek. Sailboats and powerboats are tied to wooden docks at the Wicomico Yacht Club, a riverfront social spot with a pool and tiki bar. Boaters often stop in coves to drop crab pots and fish for bluegill or catfish as they cruise along the river. They can also drop an anchor to hike at parks like Pirate’s Wharf or dock at local wineries and waterfront restaurants. Even with this river recreation, locals often take day trips to Eastern Shore beaches. “It’s the main reason a lot of people move to the Salisbury area,” Pompa says. Both less than 40 miles east, Assateague Island National Seashore is known for its wild horses, while Ocean City has a boardwalk with amusement park rides and lively bars. Locals will find miles of forested hiking trails and hunting land at Pocomoke State Forest, less than 12 miles southeast.

Route 13 offers a quick commute to Salisbury
With no sidewalks or bus stops, Eden is a car-dependent area, and commuters can quickly reach Salisbury via Route 13. “Most people who live in Eden work in Salisbury,” Pompa says. “It takes less than 15 minutes to get there, and traffic is almost never bad.” Drivers can also reach the city by getting on the free Upper Ferry and crossing the Wicomico River. Salisbury’s major employers include TidalHealth Peninsula Regional Hospital and the Perdue Farms headquarters. Washington, D.C, and Baltimore are about 130 miles west on U.S. Route 50. The Salisbury Regional Airport, about 10 miles northeast, offers daily flights with American Airlines to Philadelphia and Charlotte.
Eden is zoned for multiple school districts
Three school districts serve Eden. Most homes are zoned for Wicomico County Public Schools, which earns a B grade from Niche. The eastern part of the area is in the A-rated Worcester County Public Schools district. A small section of south Eden goes to C-rated Somerset County Public Schools. Locals have easy access to several higher education institutions, including Wor-Wic Community College, less than 12 miles northeast. Salisbury University’s 220-acre campus is 8 miles north of Eden, while the historically Black University of Maryland Eastern Shore is 6 miles south.

Produce markets are closer than big-box grocery stores
Though a Walmart Supercenter is about 4 miles north, locals can buy essentials from the community’s Dollar General and other goods from farm stands. Greenhouses, tree groves and a small clapboard produce shop make up How Sweet It Is, a garden center and year-round farmers market. Locals stroll through renovated chicken coops to get honey, handmade clothing and other artisan goods at the members-only Coops to Co-ops, open every Saturday. Seafood restaurants, longstanding bars and ice cream shops line the red-brick roads of downtown Salisbury. Antique stores and another grocery store are in Princess Anne, about 6 miles south.
