North Camden’s winding, sidewalk-lined roads brim with homes built in the early 1900s through the ‘50s. Mature white oak and birch trees often shade Craftsman-style bungalows on 5,000-square-foot lots. Red brick stairs lead to American Foursquare houses, and Colonial Revivals may have front and back yards enclosed by white picket fencing. As the neighborhood is a historic district, Salisbury's Housing and Community Development Department must approve any exterior changes on a home built before 1930. Midcentury houses include Cape Cod cottages with concrete driveways running along quarter-acre lots. Ski boats are tied to private wooden docks stretching behind sprawling ranch styles on the Wicomico River. A few contemporary-style condos and townhouse complexes from the ‘80s are also on the water. Buying in North Camden usually costs between $150,000 and $400,000, a range similar to a Salisbury home’s average $300,000 selling price. Severe rainstorms cause the river to frequently overflow, making flood insurance mandatory for homeowners closest to the waterway. On Riverside Road, fallen loblolly pine tree needles cover the ground at Elizabeth W. Woodcock Park, home to a swing set, steel slide and a few picnic tables. Located in a prairie-style house, Newton Community Center offers after-school tutoring sessions, as well as weekly yoga and art classes. Children can attend Pinehurst Elementary School, graded a C-plus by Niche, and Bennett Middle School, earning a B. They may continue to B-plus-rated James M. Bennett High School, which offers over 20 Advanced Placement classes, like music theory, computer science and French. St. Francis De Sale’s Romanesque Revival-style church and its kindergarten through eighth-grade school are on Camden Avenue. Magnolia trees and Georgian-style buildings fill Salisbury University’s 200-acre campus. Founded in 1925, the school offers over 60 undergraduate degree programs, including nursing, elementary education and marketing. While locals may see students wearing maroon and gold as they walk to Sea Gull Stadium for a lacrosse game, Willman says North Camden is not a very student-populated neighborhood. “Students will live in all the neighborhoods that circle campus, but there aren’t many rental properties in North Camden, so not as many of them live here.”The Salisbury Riverwalk connects all of downtown Salisbury
Even with these small pocket parks, Willman says The Salisbury Riverwalk is the most popular recreation hub in the neighborhood. “There are constantly people on the riverwalk because it leads to everything in downtown Salisbury, from the restaurants to the zoo. I consider it the crown jewel of all the city’s parks.” Yachts and center console boats are tied to wooden docks at the Port of Salisbury Marina, which marks the beginning of the riverwalk. As locals walk or bike along the 3-mile paved path, they’ll pass by fishing piers, cattail patches and the contemporary-style Paul S. Sarbanes Public Library. Blue Adirondack chairs surround stone firepits, cornhole boards and chess tables at the Riverwalk Games Park in front of the library. The trail ends at the 100-acre Salisbury City Park, where white gazebos, tennis courts and black metal benches line the lily pad-covered river. Kids can run around the wooden castle-style playground here, while dogs can jump through tires at the dog park. Alpacas, flamingoes and red wolves roam around naturalistic enclosures at The Salisbury Zoo, which is at the core of the park and home to over 100 animals. Boaters can follow the Wicomico River about 20 miles west to reach the Chesapeake Bay, while drivers can head about 30 miles in the opposite direction to enjoy the numerous white sand beaches on Maryland’s eastern shore.Easy access to U.S. Route 50
Though North Camden is walkable, it’s also convenient for several other types of travel. Salisbury Boulevard connects with U.S. Route 50, making Annapolis a 90-mile drive west and Washington D.C. and Baltimore 120 miles in the same direction. A few Shore Transit bus stops are in the area. The Salisbury Regional Airport, about 6 miles east of the neighborhood, offers daily flights with American Airlines.Seafood restaurants and bars are in downtown Salisbury
A less than 1-mile walk over one of Wicomico River’s several footbridges takes locals to downtown Salisbury, lined with black vintage lampposts, golden ginkgo trees, and locally owned restaurants. White linen-covered tables fill the shingle-style Brew River, where patrons enjoy seafood during the day, and DJ sets at night. A small turf outdoor seating section is tucked in an alleyway beside The Brick Room, a speakeasy-style spot with a rotating selection of craft beer on tap. Asian restaurants, pharmacies and an Acme grocery store are along Salisbury Boulevard on the neighborhood’s eastern edge. In the same area, TidalHealth Peninsula Regional Hospital has an over 800,000-square-foot campus with an emergency room, critical care unit and heart center. It’s also one of the city’s largest employers, providing over 3,000 jobs. “A lot of doctors and nurses live in North Camden, so they can be closer to the hospital when they’re on call,” Willman says.
