Angelo Heights
Ranch-style, Minimal Traditional and New Traditional homes available
A mix of three-bedroom ranch-style and Minimal Traditional homes line the neighborhood’s quiet streets. Most homes were built between 1950 and 1990 and feature recent upgrades that add modern amenities while maintaining retro charm. There is a selection of three-bedroom New Traditional homes, most of them clustered on the neighborhood’s north side. Front lawns tend to be small and manicured. Throughout the neighborhood, mature trees line backyards and provide privacy between houses. While sidewalks are scarce, the streets are wide enough for evening walks. Prices range from $100,000 to nearly $300,000.San Angelo State Park, O.C. Fisher Reservoir next door
Not far from the neighborhood are two popular outdoor areas: San Angelo State Park and the O.C. Fisher Reservoir. San Angelo offers 50 miles of trails, perfect for hikers looking for a challenge. The reservoir, located just north of the park, offers fishing for white bass, white crappie and several types of catfish. Kirby Park is also a popular spot, known for its playground, skate park and large, covered pavilion which hosts local events.Dining and shopping in Downtown San Angelo
Less than five miles from the neighborhood is Downtown San Angelo, an area packed with local restaurants. One local favorite is Ms. Hattie’s, a one-time bordello that now serves traditional steakhouse fare in a cheeky and inviting atmosphere. “It’s a restaurant, so obviously everyone goes there, but it’s really popular with the women in town. There are always a lot of bridal showers and birthday parties happening there,” says April Ewing, a Realtor with Coldwell Banker Legacy who has lived in San Angelo for five years.Downtown also offers local shops and boutiques where residents can pick up gifts, clothing and specialty items. Eggemeyer’s General Store on East Concho Avenue is one of the most well-known, with its retro façade and large selection of gifts, sweets and jewelry. The Sunset Mall offers nationally known retailers like Dillard’s, Ulta and JCPenney. For groceries and essentials, Walmart and H-E-B are just outside the neighborhood. Services are also conveniently close for residents, including Shannon West Texas Memorial Hospital, about 4 miles away, and Cedar Manor, a nursing home located in the neighborhood.
Annual San Angelo Stock Show and Rodeo
The city gathers every April for the San Angelo Stock Show and Rodeo, a popular event that features various rodeos, live music, and 4H and Future Farmers of America exhibits. The Taste of San Angelo takes place each September and offers sample dishes from local restaurants and breweries. "I love it here. There’s always something to do,” Ewing says.Angelo State University close to neighborhood
The San Angelo Independent School District serves the neighborhood. Children often start at Fannin Elementary, a school that teaches students prekindergarten through fifth grade and rates a C on Niche. Lincoln Middle School also has a C rating and serves sixth through eighth grade. Lake View High School serves ninth through 12th grade and rates a C-plus. Lake View High offers a variety of clubs and organizations, including Math Club, Theater Arts and a chapter of Future Farmers of America (FFA). Angelo State University is about 3 miles from the neighborhood and offers 50 undergraduate degrees and 31 graduate programs.San Angelo Regional Airport offers daily flights to DFW
For getting around the city on public transportation, the Concho Valley Transit bus line has multiple connections. However, most residents choose to drive. The West Houston Harte Expressway and North Bryant Boulevard are just outside the neighborhood and connect to other roadways throughout the city. Interstate 20 is the closest major highway and is about 80 miles away. Residents who want to skip the highways can fly out of San Angelo Regional Airport, which offers daily flights to Dallas-Fort Worth International Airport.
