North San Angelo neighborhood experiencing change
On the other side of U.S. Route 277 from downtown San Angelo is Reagan, a neighborhood experiencing a lot of change. “There’s an outrageous amount of new development over there,” says John Biera, a Realtor with Coldwell Banker Legacy. “A lot of older homes are being bought and fixed up.” The neighborhood has become popular because of its prices. “Affordability is a big plus in that area,” says Janet Ridgway, a Realtor with ERA Newlin & Company Home and Land Group. Reagan’s proximity to downtown San Angelo, its nearby parks and quality schools also add to the area’s appeal.
From 1950s cottages and ranch-style homes to new-construction
As prospective homebuyers drive down the wide streets of Reagan, they’ll see cottages and ranch-style homes built in the 1950s. These homes have sold for between $50,000 and $220,000. “There’s a lot of builders going in and building new homes in that area,” Ridgway says. These homes have sold for between $165,000 and $300,000. Reagan is a walkable neighborhood, but with many amenities outside the neighborhood, residents typically rely on cars to get around. As for crime, the CAP Index gave Reagan a crime score of 4 out of 10, on par with the national average.

Accomplished gymnastics programs at Central High School
Residents in Reagan are assigned to attend schools within the San Angelo Independent School District, which earns a B grade from Niche. Starting in pre-kindergarten, students may attend Reagan Elementary before moving on to Lone Star Middle, both of which receive a B-minus. In ninth grade, students may attend B-plus-graded Central High, which is known for both its men’s and women’s gymnastics programs. The two have combined for 16 Texas state titles. As for private options, Cornerstone Christian School is nearby, serves pre-kindergarten through 12th grade and earns an A grade.

Three miles from Shannon St. John’s Hospital
U.S. Route 87 is just west of the neighborhood, and U.S. Route 277 runs through the southern end of Reagan. Residents can use the Concho Valley Transit bus system from the neighborhood, with stops along 14th Street and Martin Luther King Drive. The San Angelo Regional Airport is 13 miles from Reagan for flights. Shannon St. John’s Hospital is the nearest hospital, a 3-mile drive away.
Golf along the North Concho River at Sante Fe Park
Reagan is home to Lakeview Park, which has ample green space and two tennis courts. Martin Luther King Jr. Memorial Park is just west of the neighborhood, has a basketball court, picnic tables, open green space and a playground. Santa Fe Park, 2 miles south, offers views of the North Concho, a nine-hole golf course, a playground and a river trail. More golf can be found at Quicksand Golf Course, which is 4 miles away and offers 18 public holes.

From Twisted Root Burger to Western Sky Steakhouse
Reagan is less than 2 miles from downtown San Angelo, home to popular shops and restaurants. Twisted Root Burger serves up burgers and shakes, while Miss Hattie’s Restaurant and Cathouse Lounge offers steak and seafood inside one of the oldest buildings in San Angelo. In the neighborhood is Western Sky Steakhouse. “It’s one of the best restaurants in San Angelo,” Biera says. Just west of Reagan is the La Azteca Meat Market. “La Azteca is a place people get all their meat for cookouts,” Biera says. Food King is nearby for groceries and everyday essentials.

Holiday lights and fun at the Concho Christmas Celebration
San Angelo hosts various community events for its residents. During the holiday season, there is the Concho Christmas Celebration. This month-long event has been around since 1994 and includes a 2.5-mile drive tour of three million holiday lights along the Concho River. The event also includes a parade, a tree-lighting ceremony and a Christmas concert.
