New homes and easy access in the planned Ladera community

New construction homes are lined along the residential streets of Ladera, a planned community with gated access in Medina Valley. The neighborhood is a quick drive from public schools and commercial shopping areas. “Ladera is very much an up-and-coming neighborhood. There’s a great amenities center and an elementary school nearby, so families flock to the area,” says Ryan Nichols, a Realtor with Keller Williams City View who grew up and currently lives in the San Antonio area. “It’s also close to the Lackland military base, so a lot of retirees and active-duty personnel will come here.”

Residential streets featuring new builds

Ladera is comprised of three distinct neighborhoods: North Ridge, High Point and Laurel Hollow. “A majority of homes are new construction, or have been built in the past three years,” Nichols says. Contemporary, single-story homes are common. Some share Craftsman features such as stone accents, pointed roofs and front gables. Prices range from $210,000 to $480,000. Two-story homes are also found in the neighborhoods – some have contemporary architecture, with brick exteriors, sloped roofs and porches areas, while others have a New Traditional design, with simple vinyl exteriors and a Colonial influence. These properties cost around $425,000 to $650,000.

As a planned community, most properties sit side-by-side along sidewalk-lined streets. Driveways lead to attached garages and are complemented by small, manicured lawns. “Some people like the proximity to how close their neighbors are. It gives you that sense of community,” Nichols says. All three neighborhoods have access to the community’s amenity center, which features an outdoor pool and a splash zone.

The CAP Index Crime Score for Ladera is 2 out of 10; lower when compared to the national average of 4.

Top rated Medina Valley public schools

Families living in Ladera can send their kids to schools in the Medina Valley Independent School District. Ladera Elementary School earns a B-plus grade from Niche, while Loma Alta Middle School scores an A-minus. From there, students can attend the B-plus-rated Medina Valley High School, which offers an Air Force JROTC Program. Students can also participate in numerous career-driven clubs, including engineering, Future Farmers of America and Business Professionals of America.

Pocket parks, natural areas and additional recreation

North Ridge Pocket Park is the community’s only green space, outfitted with a playground and picnic tables. It connects to Ladera’s other two neighborhoods through the Lucas Creek Trail System, which is open to both walkers and cyclists. About a mile south of the area is The Golf Club of Texas, an 18-hole golf course open to the public.For more recreational options, Henrick Arnold Nature Park is around 6 miles away with over 74 acres of woods and wildlife along the Medina River. There are miles of hiking and equestrian trails, plus campsites with RV parking. A nature-themed playground sits along the water, and certain access point on the river allow non-motorized boating. Additionally, the SeaWorld San Antonio location is roughly 11 miles east of the neighborhood with rollercoasters, water rides and animal exhibits.

Nearby shopping centers and restaurants on Potranco Road

Stevens Ranch Shopping Center is the closest commercial area to the neighborhood, about 2 miles north, and has an H-E-B for groceries. There’s also 4:13 Coffee Shop for caffeinated beverages, and a Shipley Do-Nuts across the street. Fast food restaurants in the area include Whataburger and Taco Bell. Farther west on Potranco Road are multiple locally owned international eateries. El Buen Paladar is a Salvadorian restaurant, and Sukothai Thai Restaurant serves traditional cuisine. “You’re going to find everything along Potranco – fast food, gas stations and restaurants. There’s plenty of shopping in the area, so you don’t have to travel into San Antonio proper,” Nichols says.The Shops at Dove Creek is another shopping center roughly 9 miles from Ladera that has dozens of big-box stores and retailers like Walmart, Ulta Beauty and Boot Barn. Chain restaurants include MOD Pizza and P. Terry’s Burger Stand.

Navigating in and around Ladera by car

Ladera’s sidewalk-lined streets and access to trails may encourage recreational strolls, but a vehicle is required for traveling outside the area. Texas state Highway 211, known as Texas Research Parkway, travels north and south just outside the neighborhood and connects to U.S. Route 90, about 2 miles south. Commuters can use U.S. 90 to reach downtown San Antonio, about 20 miles east. The San Antonio International Airport is toughly 27 miles away.
