La Cima provides hill country living with access to San Marcos

La Cima is a new home community in Texas’ Hill Country, offering buyers a selection of single-family homes and outdoor facilities. While the neighborhood is still undergoing construction, it already has an extensive trail network along with three pools and an amenity center. It is also close to downtown San Marcos’ shopping and dining, Texas State University and Interstate 35.

New builds with stone accents are common

Homes are one or two-story New Traditionals with limestone or brick accents. Multiple builders have been contracted to construct housing, including Ashton Woods, Newmark Homes and David Weekley Homes. Construction is still ongoing, and over 2,000 units are expected to be completed.

“A lot of builders use natural limestone on the exterior. It really agrees with the Hill Country setting,” says Matt Menard, a broker with ERA Real Estate Experts, who has over 20 years of experience. “Interiors are sleek or straight-lined designs that feel modern and not dated.”

Prices range from under $300,000 to $850,000. However, some homes have sold for over $900,000. The neighborhood is overseen by a homeowner’s association. Menard says HOA fees are $180 per quarter, or $60 per month, covering common-area maintenance and amenity access. “For that level of amenity, [the fees] are very competitive,” says Menard.

Properties are typically on winding streets with smaller lots and young trees accenting lawns. Menard also says that La Cima has attracted a mix of young couples and families.

Enjoy swimming and gathering at the amenity center

The amenity center has a gym, a meeting area and an activity room. It also includes a swimming area for small children, another for families and an adult only pool. The HOA also hosts events, including a farmers’ market and residents-only concerts. The community will also have a 45-acre park at its center and several recreational fields. Multiple hiking and biking trails cut through La Cima.

Recreation spots are nearby such as:

  • The Purgatory Creek Natural Area's trails nature viewing.
  • The Ringtail Ridge Greenspace's 2.5-mile biking trail.
  • The Kissing Tree Golf Club's driving range and 6,500-yard course layout.

Public and private school options are available

Public school students are zoned to the San Marcos Consolidated Independent School District, which allows transfers during a specific window. The top-rated San Marcos Academy is adjacent to the community and offers programs from kindergarten through 12th grade. Texas State University is 5 miles away.

Dining and shopping locations are outside of La Cima

Local restaurants are located along Old Ranch Road 12, such as:

  • The Pita Shop, offering salads and gyro sandwiches
  • Wake the Dead Coffee House serves breakfast and lunch
  • AJ’s Ranch Road Grill has barbecued brisket and ribs
Chain locations are primarily along Interstate 35’s Frontage Roads. Downtown San Marcos has multiple bars and locally owned joints, especially on Hopkins Street and LBJ Drive.

H-E-B has two locations on Hopkins Street. More big box stores are located off the I-35 Frontage Roads. Outlet stores are 8 miles south on Center Point Road.

Ranch Road 12 and Interstate 35 are the main transit routes

La Cima has no public transit connections and is car dependent. The San Marcos Amtrak Station is 5 miles away. The entrance to Interstate 35 is around 8 miles away. Austin-Bergstrom International is about 40 miles away, while San Antonio International is 45 miles southwest. CHRISTUS Santa Rosa Hospital-San Marcos is around 6 miles away along Ranch Road 12.
