While many communities along 30A have private beachfronts, “We have numerous public beach access points and plenty of parking for that,” Stafford says. Blue Mountain Beach is home to Big Redfish Lake and Little Redfish Lake, two of South Walton’s coastal dune lakes. These rare bodies of water are found in only four other countries in the world and are located next to the ocean, tucked behind sandy dunes, where water levels rise and fall with the tides and groundwater. The lakes are popular spots for paddle boarding, bird watching, fishing and canoeing. Bikers, hikers and joggers can take advantage of the paved, 18-mile Timpoochee Trail, which stretches the length of Highway 30A and connects to the other beach towns that dot the scenic roadway. The private Santa Rosa Golf and Beach Club is also nearby. The club is known for its pristine fairways and had a multi-million-dollar renovation in 2021.Tons of restaurants within walking distance
After a day at the beach, locals and visitors can walk to one of the several restaurants, bars and cafes that call Blue Mountain Beach home. Cooling down with a hand-crafted ice cream cone from Blue Mountain Beach Creamery is a must, according to locals. “Blue Mountain Creamery has been there a long, long time and is a favorite,” says Gabrielle Hamilton, Director of Operations for the Walton Area Chamber. Stafford recommends Johnny McTighes Irish Pub, a lively spot for good food and cold beer, and Cowgirl Kitchen, which serves up comfort food with an elevated twist. Sally’s By The Sea Store has snacks and quick bites, and behind the convenience store is Redd’s Fueling Station, where the namesake bartender can be found singing and slinging cocktails. Groceries are available at Publix in South Walton, while those in search of organic goods can turn to For The Health of It. Goatfeathers Seafood Market is known for its fresh catch, as well as its restaurant next door. Art lovers are in good company, too. Justin Gaffrey, one of 30A’s signature artists, exclusively sells his unique “sculpting with paint” works of art at his studio and gallery in Blue Mountain Beach.Homes ranging from $600,000 to $5 million
Cottages, bungalows, and homes inspired by classic Florida architecture are common. Homes in Blue Mountain Beach tend have additional breathing room and cost less than some of the other coastal communities farther east on 30A. “We have lower density because we’re bordered by 18,000 acres of protected, undeveloped forests,” Stafford says. The area has more open lots for development, which can range from $250,000 near Point Washington State Forest to nearly $3 million closer to the water. Condos and townhomes can range from $600,000 to nearly $700,000, while a quintessential beach cottage can range from $700,000 to more than $800,000. Multi-level homes tend to cost more, ranging from $800,000 to more than $3 million. Kids can attend Dune Lakes Elementary School before heading to Emerald Coast Middle School, both of which are graded A-minus by Niche. South Walton High School receives an A-minus and offers career and technical education courses like wildlife management, culinary arts, digital design and criminal justice.
Environmental factors
While Blue Mountain Beach is not immune to hurricanes and the strong winds and flooding that can accompany them, homeowners can take some comfort in the fact that all Florida buildings constructed after 2003 must be able to withstand severe weather.
