Home styles and prices in Berwick

If you want newer construction and modern layouts, Berwick has them. The neighborhood features mostly one- and two-story New Traditional homes from the early to mid-2000s, with some newer construction built since 2020. Townhouses are also available and can range in price from the low $200,000s to the high $400,000s, while single-family homes typically cost from the high $200,000s to the high $500,000s. And for all that you get, prices are relatively lower than in nearby areas. “In the adjacent neighborhood, Southbridge, homes can get up to the millions, but when you’re driving through, you can’t tell where Berwick switches over,” says Scott Dole, a real estate agent with Compass Georgia LLC, who has sold many homes throughout the Savannah area. “It’s more affordable than living downtown or closer to downtown, but you still have the ease of access to interstates and shopping and restaurants right outside your door.”

Exploring recreation options in Berwick

Nearly every subdivision in Berwick has a clubhouse with a swimming pool and other amenities, like tennis courts and playgrounds. Neighborhood trails pass manicured flowerbeds, landscaped green areas and small bodies of water with fountains. For more things to do, you can:

A shopping center and surrounding businesses at the end of Berwick Boulevard make running errands easy. “The beauty of the neighborhood is that one little shopping center, because it offers so much,” Dole says. “It’s all right there.” The area has a Kroger grocery store, ACE Hardware, services like banks and gas stations, pharmacies and restaurant options, from casual chains to local sit-downs. The Draft Room at Berwick serves American food, while Berwick Nutrition is known for its smoothies, protein drinks and teas. From Berwick, you can also reach shopping and dining in Savannah, Pooler and Richmond Hill, including everything from big-box stores and drive-throughs to small boutiques and established restaurants.

How school choice works in Chatham County

The Savannah-Chatham County Public School System serves Berwick. The district offers school choice through magnet and specialty programs, with seats filled by lottery when demand exceeds capacity. In-district transfers are allowed if space is available, and enrollment outside Chatham County is restricted under state and district policies.

Berwick has easy access to U.S. 17 and downtown Savannah

Berwick Boulevard is well-lit and lined with sidewalks. It connects to Ogeechee Road, or U.S. Route 17, a major road in Savannah. “Berwick is nicely located about 15 to 20 minutes from downtown,” Dole says. “You can also take Route 17 down to Southern Georgia. It goes into Richmond Hill, beyond that to Darien and all the towns south of Savannah.” Formerly marshland, Berwick and the surrounding areas continue to see development, both residential and industrial, and U.S. 17 is no exception, with warehouses and truck yards along some segments. While these facilities are not directly in the neighborhood or immediately surrounding it, you’ll pass them on your way in or out, and you might follow large trucks on your commute home. Still, easy access to major thoroughfares is a big draw to Berwick, with interstates 16 and 95 located nearby. For air travel, Savannah/Hilton Head International Airport is roughly 15 miles away.

Lived on a cul de sac and so the children had a place to play. Way too many homes for a two lane road and would never live in a development like this again. It became overcrowded and not enough green space.
