Cann Park offers central Savannah living at a lower price point

Small houses line Cann Park’s gridded streets. In this almost entirely residential neighborhood, you can walk to central green spaces and nearby dining districts, with hotspots in Midtown Savannah and Historic Savannah a short drive away. While often grouped with Jackson Park, the neighborhood just south, Cann Park offers lower prices for similar housing options, as well as more affordable price points than comparable central Savannah locations.

Cann Park’s housing includes mostly one-story cottages and a few boxy two-story homes, the majority of which have been renovated to varying degrees. “What you’ll find in that area is generational houses that parents or grandparents have owned for 50 or 60 years,” says Wynn Martin, a Realtor with Eighteen O’Two Realty, who has sold many homes in the area. “Kids will sell them to investors for a good price, who renovate, flip and put them on the market.” Depending on size, age and condition, home prices in Cann Park can range from the low $100,000s to the mid-$300,000s.

How Cann Park’s home prices compare to nearby neighborhoods

With a median sale price in the mid-$100,000s, Cann Park is known for offering a central location at a relatively low price. Here’s how costs stack up against nearby areas:

  • Jackson Park, to the south, has a median sale price in the low $200,000s.
  • Bingville, which is just east, has a median sale price in the high $300,000s.
  • Cuyler-Brownsville, to the north, has a median sale price in the low $200,000s.
  • Ardsley Park-Chatham Crescent, about 2 miles east, has a median sale price in the low $700,000s.
“It’s often considered a starter neighborhood, with smaller houses and a smaller price tag,” Martin says of Cann Park.

Exploring outdoor spaces in and around Cann Park

Cann Park, the nearly 3-acre namesake green space in the neighborhood’s approximate center, anchors the community’s amenities. It features a basketball court, playground, picnic area and an athletic field. Just east, Myers Park sits in the shade of mature live oak trees and offers open grassy areas, paved paths and benches. “If they want to visit green spaces outside the neighborhood, residents will typically go to Daffin Park, which is in Parkside, or Forsyth Park downtown for farmers markets or to let their kids run around,” Martin says.

Easy access to Savannah’s popular shopping and dining centers

Cann Park is mostly residential, but it’s a short drive from Savannah’s major shopping, dining and entertainment hubs. “There’s easy access to Victory Drive and 52nd Street, so it’s very easy to get any direction,” Martin says. “Plus, there’s not a lot of traffic, so you won’t have any backups or congestion.” Within a short distance, you can reach:

  • The Starland District, a trendy strip less than a mile away that features the Starland Yard food truck park, local eateries, galleries and breweries
  • The Victory Square shopping center, approximately 3 miles east, and the surrounding retailers with big-box shopping options
  • River Street, about 4 miles north, the city’s famous cobblestone corridor of pubs, shops, restaurants and entertainment options
  • Oglethorpe Mall, roughly 4 miles south, the anchor of the Southside’s shopping options

Traveling around Savannah from Cann Park

You can find Chatham Area Transit bus stops on Hopkins Street and Martin Luther King Jr. Boulevard, which bound the neighborhood to the west and east, respectively. West Victory Drive, a major east-west thoroughfare in Savannah, runs along the neighborhood’s northern border, and an entrance to Interstate 516 is about 2 miles west. Memorial Health University Medical Center and Candler Hospital are within 3 miles. For air travel, Savannah/Hilton Head International Airport is about 13 miles away.

What Cann Park students should know about school choice

The Savannah-Chatham County Public School System offers school choice through magnet programs, open enrollment transfers and limited out-of-district placements. Approvals are based on lottery, available seats and specific eligibility or administrative criteria. Not all requests are guaranteed, particularly at schools at or near capacity. Alfred E. Beach High School is just west of the neighborhood in Liberty City and offers several pathways in fine arts, academics and career, technical and agricultural education.
