Cloverdale’s housing market at a glance

In Cloverdale, you’ll find modest, one-story houses, with ranch-style homes making up much of the neighborhood’s housing stock. Depending on home size, age and condition, prices generally range from the low $100,000s to the low $300,000s. When shopping, homebuyers typically compare Cloverdale to the nearby neighborhoods of Liberty City, Carver Heights and Tremont Park, as they share similar housing prices and styles, a central location and growth efforts. “Reinvestment is pushing that way,” says Jeb Stewart, associate broker of The Stewart Team Real Estate, who has sold many homes in the area. “They’ve torn down some older houses and put new things in their place. There’s more of a focus over there than there is on the east side.”

Community amenities in and around Cloverdale

Residents here don’t have to look far to find ways to fill their leisure time. You can visit the Cloverdale Community Center, which hosts events and programs for residents of all age groups, or spend a day at the Forest City Branch Library, located in the neighborhood. Just east in Cuyler-Brownsville, Bowles C. Ford Park includes a pond with a looped walking trail and a swimming pool.

Why Cloverdale appeals to commuters and professionals

Cloverdale sits beside the Interstate 16 and Interstate 516 interchange, with several bus stops scattered throughout, offering easy access to key locations throughout Savannah. “It’s close to the three major hospitals here, which is convenient for medical professionals. And it’s close to downtown Savannah,” says Karen Sawers, a Realtor with eXp Realty who has sold homes throughout the city. Memorial Health University Medical Center and Candler Hospital are about 5 miles east in the South Garden neighborhood, and St. Joseph’s Hospital is about 10 miles south in Wilshire Estates. Historic Savannah, where you'll find major employers like the Savannah College of Art and Design, is about 3 miles away, while Hunter Army Airfield is about 8 miles away. For air travel, Savannah/Hilton Head International Airport is about a 12-mile drive from Cloverdale.

How school choice works in Savannah

The Savannah-Chatham County Public School System serves Cloverdale, and Bulter Elementary is located in the neighborhood. The district offers school choice through magnet and specialty programs, and students are usually admitted through a lottery process, or, for some arts programs, through auditions. In-district transfers are allowed on a case-by-case basis, while out-of-district enrollment is limited, typically requiring special circumstances and available space.

Understanding flood risk in Cloverdale

Almost all of Cloverdale falls within a FEMA-designated high-risk flood zone. The neighborhood sits just above sea level, and its flat terrain and aging stormwater infrastructure can lead to drainage issues after heavy rain. The Springfield Canal, a key drainage outlet, runs through the neighborhood, and when rainfall exceeds the canal’s capacity, water can spill into surrounding streets and yards. But things are improving, and here’s how:

  • The Springfield Canal Drainage Improvements Project will widen and deepen roughly 9,000 feet of canal, improving stormwater flow during heavy rainfall.
  • A dedicated stormwater utility fee approved by the city in early 2026 helps fund drainage maintenance and flood-control projects long-term.
  • The city has increased routine cleaning of catch basins, ditches and storm drains in flood-prone areas like Cloverdale.
  • Updated building rules require higher elevation standards for new or substantially renovated homes to reduce future flood risk.
