Northcliffe's subdivisions are centrally located in Schertz

Sandwiched between San Antonio and New Braunfels along Interstate 35, Northcliffe is a residential community in Guadalupe County. It’s now part of the City of Schertz, though it was formerly a census-designated place. I-35 cuts through part of Northcliffe, and it’s bordered by the City of Cibolo to the south.

Single- and multistory homes within Riata and other subdivisions

Northcliffe has several subdivisions near I-35 and closer to Downtown Schertz. A few like the Scenic Hills, Aviation Heights and Northcliffe subdivisions have more established homes built in the 1980s or earlier; some are gated. The Homestead subdivision is currently in development, with most move-in ready and to-be-constructed new construction builds priced roughly between $580,000 to $700,000. Across all the subdivisions, house styles you’ll see include remodeled ranch-style homes, and a variety of single and two-story New Traditional Craftsmans, Tudor and Mediterranean. Prices can range from $220,000 for a remodeled ranch-style house with 1,100 square feet of living space in Aviation Heights, to $530,000 for a New Traditional Mediterranean with 3,100 square feet of living space in The Crossvine subdivision.

Riata is a subdivision just off I-35. “Affordability and convenience of location are the main draws,” says Scott Jauregui, Realtor/owner of The Scott J Realtor Group with Keller Williams Realty Heritage. “It’s conveniently close to quality SCUCISD schools, shopping, dining and entertainment options. The Interstate 35 Corridor ensures an easy commute to neighboring cities like San Antonio, New Braunfels, San Marcos and Austin, not to mention joint bases like Randolph Air Force Base, Fort Sam Houston and SAMMC, the Army’s most modern healthcare facility, without the hefty price tags.” The subdivision has lots of New Traditional Craftsmans, Tudor and Mediterranean-style houses with brick, stone and cement-fiber exteriors. Prices ranging from $280,000 for a single-story, New Traditional Craftsman to $515,000 for a larger, two-story New Traditional Tudor. “You also have a neighborhood pool and a small playground,” Jauregui says, regarding the Riata subdivision’s amenities.
