Family-focused suburb with top schools and golf courses
Towns like Scotch Plains are hidden gems, says Scott Shuman, a real estate agent and partner at the Sue Adler Team of Keller Williams Premier Properties. "These are towns that people don't typically focus on during the start of their homebuying journey, but once they find them, they fall in love immediately because they are such amazing communities." Shuman should know. A coworker opened his eyes to the appeal of Scotch Plains.
That appeal includes proximity to more expensive areas, like Westfield, but at a lower cost.
Gina Suriano Barber, an experienced agent with Coldwell Banker, grew up and raised her family here. “It’s close to the Jersey Shore and an hour from NYC. It’s suburban but not remote, with shopping, dining and malls close by.”
She adds, “Since the pandemic, Short Plains has become more on people’s radar because they’re not commuting five times a week. Pre-Covid, everyone wanted train towns.”

1950s colonials on larger lots
Suriano Barber finds more young families from Hoboken and Jersey City are relocating to Scotch Plains for the affordability. Single-family colonials, ranches and split-levels are most common, and the majority date back to the 1950s and ‘60s. There are more starter homes on the north side, where lots tend to be less than half an acre and homes are closer together. These start around $525,000 for a small four-bedroom home and reach about $1.2 million for a five-bedroom new construction property. Some sections have sidewalks and most homes have garages.
Homes on the south side have lots between half an acre to 1 acre and climb into the $2 million range. “Finding tennis courts or an in-ground pool is a nice option on the south side,” says Suriano Barber. “Neighboring towns don’t have the acreage.” Sidewalks aren’t common, but well-paved streets shaded by mature trees are conducive for walking and bike riding.
The median price for all housing is $800,000 and Union County property taxes are lower than neighboring Essex County.

Selective Union County Magnet High School and top public schools
Besides the housing value, residents choose Scotch Plains for its top-rated public schools and magnet school options.
For public, Evergreen Elementary School serves pre-kindergarten through fourth grade and Terrill Middle School serves fifth through eighth grades. Niche gives both an A minus. Scotch Plains combines with the adjacent town of Fanwood for high school, with students attending the Niche A-rated Scotch Plains-Fanwood High School. “It’s very well known for its soccer team,” Suriano Barber says. The school is also known for its musical theater program.
“A lot of families live in Scotch Plains so their children can attend the magnet school," Shuman says. Niche ranks Union County Magnet High School as the sixth-best high school in New Jersey; the highly selective school specializes in STEM.
Union County Magnet High School is part of the Vo-Tech group of schools in Scotch Plains.

3 golf courses and two nature reservations
Locals hang out at Ponderosa Farm Park for its large, modern playground and summer splash pad. Watchung Reservation overlaps the northern section of town past Route 22, with hiking and horseback riding trails among its 2,000-plus wooded acres. Loop Playground is also popular.
Golf courses include the public nine-hole Shady Rest Country Club, with a miniature golf course next door. Ash Brook Golf Course is a public 18-hole option, while Shackamaxon Country Club is a private 18-hole course.
Ash Brook Golf Course abuts Ash Brook Reservation, where it’s possible to follow a historic trail that was once a former battle site of Revolutionary War soldiers.
Locals also take advantage of the modern facilities at the JCC of Central New Jersey and Fanwood-Scotch Plains YMCA. In summer, families head to Willow Grove Swim Club for its outdoor pool, but there’s a waitlist for membership.

Small downtown and nearby chains
A small downtown is clustered along Park Avenue and East Second Street. Businesses include the new wine bar Bernadette. Historic Stage House Tavern offers familiar pub fare with live music on the weekend and outdoor dining in the summer. Locals also hang out at Darby Road Public House, an Irish sports bar, and Grano Pizzeria & Italian Tavern for pizza and cocktails in a modern space.
For groceries, Trader Joe’s is next door in Westfield, although Scotch Plains is getting a Lidl supermarket. Locals also head to Westfield for its large, walkable downtown. Many chain options are found along Route 22.

Express NYC bus and nearby train stations
Scotch Plains is 25 miles to NYC. Commuters have the option of catching express buses into Port Authority or taking NJ Transit trains from Fanwood.
The Fanwood Station connects commuters to Newark, New York and all through New Jersey.
The Fanwood Train station is important to Scotch Plains residents.
