Seabrook was designed as an oceanfront getaway — its model was Seaside, Florida, the inspiration for the set of “The Truman Show.” Here residents stroll through a master-planned, meticulously laid out beach town. They pass by an amphitheater with a summer concert series, the local bookshop and restaurants packed in a dense town center walkable to the beach. “We have a lot of amenities: pools, parks, pathways and community firepits,” says broker Belinda Roberts who works with Seabrook Real Estate Sales LLC and has over five years of experience in the area. It’s a tourist destination with less than 500 full-time residents. In fact, 80% of the houses are vacation rentals, despite a colder climate on the coast of Washington state. “I think the main draw is definitely going to always be the Pacific Ocean. We actually have a great elevation to build a home — not in a flood zone,” Roberts says.

On top of a bluff, the town of Seabrook is walkable to Seabrook Beach from long staircases, with benches and overlooks halfway down. The scenery is dramatic, from the tall evergreen trees atop the bluff to the vast stretch of sand before endless waves. “We have a lot of people who surf and clam dig here,” Roberts says. “For the most part, the beach can’t be driven on, so we don’t have cars on our beach. There are people who skimboard and hunt for glass floats.” At Seabrook Playground, parents can take kids to a jungle gym with a zip line. The park also has basketball courts and a dog park where furry friends can run off-leash. The community has about 20 parks in total. In Olympic National Park, about 30 miles away, hiking trails ascend past evergreens and up rugged terrain for views of the Olympic Mountains.

Contemporary homes in the walkable community of Seabrook
Seabrook's town center and main residential area is on the eastern side of state Route 109. Seabrook was designed with New Urbanism principles, which create walkable, mixed-use communities. Because it was developed in 2004, all the homes are newer. The architecture includes townhouses, Craftsman bungalows, contemporary homes with ocean views and Colonial Revivals. Contemporary homes with ocean views range from $2.2 to $2.4 million, while townhouses in the town center start from $1.3 million and go up to $1.7 million. Bungalows further inland start from $700,000 and go up to $800,000. The market continues to flourish: “We see — year over year — 6% appreciation, so prices steadily rise as the market here grows,” Roberts says.

The highly walkable and pedestrian-friendly streets of Seabrook are lined with shops and restaurants. “We have a nice town center with an assortment of retail spaces from clothing to food to candle making and places to rent bikes,” Roberts says. Joie Des Livres: The Joy of Books is an independent bookstore that also sells board games and puzzles. It has seating areas for reading, including a children’s book nook. To eat out, Koko's Restaurant and Tequila Bar serves Mexican food and fusion dishes like Mexican poke bowls. It has indoor and outdoor patio seating. The Stowaway Wine Bar features charcuterie boards and an outdoor fireplace where patrons can spend chilly evenings. For groceries, residents can stop by Fresh Foods Market.
