Suburban Beverly Park is on the edge of Seattle and Burien
Beverly Park is like Seattle's transition point into Burien, a medium-sized coastal city on Puget Sound. You'll start seeing quieter, greener streets and experience a low-key, residential vibe. Highlights of the area include larger lots, cultural diversity and proximity to highways, the airport and neighboring communities. Many homes have Seattle mailing addresses, though some are assigned to Burien.
Mostly 20th-century homes, but some new construction
Beverly Park has a variety of 20th-century homes, mostly from the 1930s to the '60s. Cottages, bungalows and ramblers are common. The area attracts first-time homebuyers and people who enjoy renovating. Prices typically range from the $300,000s to the $800,000s for vintage homes with two to four bedrooms. There are also a limited number of newly constructed, spacious contemporary homes for over $1 million. Villa Townhomes, a development built in the 2020s, has prices in the $700,000s. "Beverly Park is well below the median price for Seattle," says Davey Wilde, a Realtor with Compass.

Easy commutes to the airport, Downtown Seattle and King County sites
The area is convenient for a bunch of reasons. "A lot of people live here to be close to the airport and for proximity for getting to Downtown Seattle," Wilde says. State Route 509 runs through the area, and state Route 99 is close by to the east. It takes 15 to 35 minutes to drive to Downtown Seattle, which is about 9 miles north. Seattle-Tacoma International Airport, commonly called Sea-Tac, is even closer. Besides being the region's main airport, it's also a major employer. Additionally, nearby South King County cities like Tukwila and Renton are part of an industrial corridor with job sites including distribution centers, warehouses and logistics companies.
Take the bus, connect to RapidRide lines and light rail
Many people in Beverly Park drive, but there's public transit, too. You can walk or take a King County Metro bus less than a mile west to catch Metro's RapidRide H Line bus that stops along Ambaum Boulevard Southwest. The Burien Transit Center, several miles away, has free public parking and service on the RapidRide H Line as well as the F Line. You can take that bus to Tukwila destinations like Westfield Southcenter, a large regional mall, and Tukwila International Boulevard Station, where you can transfer to the Link light rail to get Seattle or to the airport.
Places for play, sports, lakeside walks, swimming and golf
There's a variety of parks and recreational sites in or within a couple of miles of Beverly Park:
Southern Heights Park: basketball court and playground
Arbor Lake Park: looped trail around what people call a duck pond
North SeaTac Park: athletic fields and the Highline SeaTac Botanical Garden
Evergreen Aquatic Center: 25-yard indoor pool, swim lessons and water exercise
Other sites include the Lakewood King County Disc Golf Course and two private clubs: Glen Acres Golf & Country Club and Rainier Golf & Country Club.

Highline Public Schools and district choice options
Highline Public Schools serves the area and offers schools of choice options by application during open enrollment. The district's specialty schools include Raisbeck Aviation High School, Maritime High School and CHOICE Academy — a school focused on college prep for middle and high schoolers

Vibrant with local food joints
Businesses are scattered around the edges of the neighborhood or within a few miles. "You have a lot of choices, though you may not walk to get to them," Wilde says. You'll have your pick of fresh produce at Duane's Garden Patch, a market located to the north. Neighboring White Center has a business district and strong food scene, while Mount View and Seahurst have commercial corridors along Ambaum Avenue SW. Huckleberry Square is one of the standouts on Ambaum, and yes, you can order items with huckleberries. Downtown Burien, about 2 to 3 miles southwest of Beverly Park, is known for global food, small businesses and a creative district.

Road construction and airport noise are ongoing in the area
Transportation- and airport-related projects have ongoing impacts. The SR?509 Completion Project will finish a missing link between Interstate 5 and the airport, creating a tolled expressway. Its phased construction includes new roundabouts and bridges, habitat restoration and noise walls along parts of the highway. Noise from planes can be an issue, and a study updating noise exposure maps may expand the number of homes eligible for airport sponsored noise mitigation features, which can include upgraded insulation, windows and doors.
