A convenient investment opportunity for short-term rentals
There are five Homeowners Associations throughout Spring Lake, all with varying fees and regulations. Creeks and small bodies of water break up bright green lawns in Spring Lake Village. The neighborhood is fixed to the Spring Lake Golf Course, multiple parks, Lake Istokpoga, the Sebring Airport and the Sebring International Raceway. “People should already know what they’re getting into when moving to Spring Lake Village,” Compton says. “You live right next to the airport and a racetrack; there’s going to be noise.” The nearby sounds of engines and take-offs aren’t stopping the area’s continuous growth. “Ever since 2020, our community has exploded, and there were no houses on the market,” Compton adds. Developers have since added new builds, often one-story villas painted in coastal shades of blue and yellow. Most properties offering two to three bedrooms have a price range of $200,000 to $290,000; new construction with three to four bedrooms is priced from $300,000 to roughly $400,000. Vacant plots of land are also available, with prices starting at $16,500 and climbing up to $50,000, depending on acreage. Homebuyers are starting to notice the investment potential of properties located next to the famous raceway. “There are no hotels, and camping spots are hard to come by,” Compton says. “People can make their monthly mortgage in that one week during 12 Hours of Sebring. Most homes are within walking distance of the Spring Lake Golf Course and a few parks. Pine Breeze Park is home to the Spring Lake Community Center, tennis and basketball courts, a playground and shaded pavilions. The Spring Lake Pickleball Club was founded in 2023 after multiple courts were added throughout the neighborhood. “William Gentry Eco-Park is newer; I think it opened in 2017,” Compton says. The park’s 1-mile paved trail loops around a pond, which Compton says is perfect for rollerblading and strollers. The community has also enjoyed the recent addition of the Spring Lake Dog Park, affectionately known as the “Bark Park”. Florida’s first state park is roughly 16 miles north of Spring Lake Village. The 9,000-acre Highlands Hammock State Park was opened four years before the establishment of the Florida State Park System in 1935 and is subsequently listed on the National Register of Historic Places. “It’s truly an anchor in our community,” Compton says. It is home to large oak trees rumored to be over 1,000 years old. Spring Lake Village hugs the expansive Lake Istokpoga, which is one of the state’s largest lakes behind Lake Okeechobee. The Highlands County School District serves Spring Lake Village students. Schools include Fred Wild Elementary School and Sebring Middle School, which share a B-minus grade from Niche. Sebring High School earns a B and offers extracurricular activities, such as band, choir and the Air Force Junior Reserve Officer Training Corps. Sebring International Raceway is the city’s main attraction, hosting the annual 12 Hours of Sebring WeatherTech SportsCar Championship since 1952. Compton says the festival-adjacent event can get a little rowdy, but has gradually become more family-friendly. The raceway attracts multi-generational fans and rakes in nearly $600 million of revenue that racetrack staff helps cycle back into local organizations and businesses in Sebring. Lake Placid, which is south of the city, draws crowds to the Caladium Festival every July. Live theater can be enjoyed at the waterfront Highlands Lakeside Theatre and the Alan Jay Wildstein Center for Performing Arts located at South Florida State College.Getting in and around Spring Lake Village
Most Sebring residents drive a private vehicle as the city does not currently have public transportation. US Highway 27 and an adjacent sidewalk encircle Lake Jackson. The highway gives way to the more rural parts of Sebring, along with several restaurants and nurseries and merges into Highway 98, which runs straight into Spring Lake Village. HCA Florida Highlands Hospital is 8 miles north for immediate healthcare needs. Sebring Airport Authority is situated less than 1 mile from most residences. The regional airport does not provide passenger services, so most commute to Orlando or Tampa International Airports, which are 126 and 122 miles away, respectively. “We’re an hour and a half from everything, including either coast and all the big cities,” Compton says. “But that’s the beauty of Sebring; You’re in a small town just far enough away from everything busy.” Located in the Sebring Downtown Historic District is the Sebring Station, which provides Avon Park, Sebring and Lake Placid with Amtrak services to Miami, Orlando and Tampa.Sebring is all about shopping local
The Heartland Speakwasy is situated next to the Spring Lake Golf Course. Here, golfers can grab quick American fare bites before or after tee time. Highway 98 jets through the middle of the neighborhood, offering residents both a Dollar General and The Gator Shack – a no-frills diner serving gator tacos and a smoked fish dip. Along US Highway 27 are other options like Cowpoke’s Watering Hole. Gator bites, scallops and salmon can be enjoyed at the restaurant’s outdoor tiki bar and patio. Southgate Shopping Center is 9 miles north, offering Publix Super Market and Winn-Dixie. Supporting small, local businesses is a shared value of Sebring residents, and with a growing list of restaurants, bakeries and boutiques near Circle Park, there are now a variety of options for every shopper. The small shopping center was recently rejuvenated by HGTV’s Hometown Makeover – painting the once-aging storefronts in pastels and adding modern outdoor seating arrangements. "We just got a Chick-fil-A, so we often joke that we're 'Big Town' now," Kneram says. New businesses include the Sebring Soap Company, owned by Chris and Robert Adams. The duo has plans to expand its offerings to include candles and a coastal-themed clothing line.

The Improvement District continues to improve, with over $13 million allocated and dedicated to restoration and construction projects, like a new Storm Water Treatment area, an eco-park and dog park. “They have an award-winning water treatment system,” Kneram says. “The water quality they provide is unmatched.”Because of Sebring’s central location, the area is not impacted as heavily as coastal cities like Tampa. Highlands County is considered to be in Flood Zone A and AE.
