Historic farmland and subdivisions beyond Evansburg State Park

Made up of original colonial homes and farmland, recently built suburban subdivisions and dense, mature forests, Skippack Township combines rural roots with Skippack Village’s main street of small business. “It’s a historic area. A lot of the buildings have been freshened up, but keep the original character,” says Jim Cronin, owner of Top Shelf Cigar Company in Skippack Village. “There's the little village, but beyond that it gets more rural, and there’s a beautiful park and trail system.” About 30 miles from Philadelphia, Skippack Township is a hub of small-town community cradled between the Perkiomen and Skippack creeks.

Country road acreages and cul-de-sacs

Skippack Township’s homes vary widely in style from original colonial farmhouses from the 1700s, to early- and mid-1900 homes in classic ranch-style and split-level silhouettes, to new traditional manors on well-landscaped lawns along forested country roads or cul-de-sac subdivisions. Historic farmhouses built on acreages sell for $325,000 to $3 million depending on property size and renovation levels, while classic midcentury ranch-style homes and sprawling new traditional options built over the past 30 years sell for $400,000 to $1.3 million depending again on property size. Several townhouse communities with HOAs provide housing options with less yard care required, selling for $250,000 to $600,000.

Local shops and restaurants in Skippack Village

“Our stores and restaurants are in their own little buildings. It feels like a village, not a shopping mall,” Cronin says. Along the main drag, Skippack Pike is lined by sidewalks, nostalgic lamp posts and historic homes-turned-storefronts in varied paint colors and architectural styles that charm residents and tourists. Cronin’s cigar company is one of many specialty businesses in the area, just down the street from several boutiques, the comics and games at New Wave Comics and the bright red barn which houses the Playcrafters Theater’s productions. For French and Italian cuisine served atop white tablecloths, folks enjoy a meal at Parc Bistro. Locals travel to nearby towns for most groceries and essentials, Collegeville’s Kimberton Whole Foods and Redner’s Warehouse Markets being the closest options at about 4 miles from Skippack Township.
