It’s pretty calm and quiet. You’ve got some lakes in it, you’ve got some playgrounds for the kids. There’s perks to it, and it’s also close to College Station for anything you need.”

The long country roads of Beaver Creek are flanked by wood and wire fences, marking off the large yards that surround neighborhood homes. Empty lots between houses are often filled with by untouched swaths of Texas brush. Housing styles vary, with manufactured homes, cabins and farmhouses all in the neighborhood. Prices generally range from $150,000 to $300,000, while empty 1-acre lots can go for $50,000.

College-ready kids at Snook Secondary

Beaver Creek is zoned into the nearby Snook Independent School District, which had 529 students as of 2021-22. Kids start at Snook Elementary School, rated A-minus by Niche. They then move on to B-minus-rated Snook Secondary School for sixth through 12th grade. Recreation at Teal Lake Park

Beaver Creek is a rural residential neighborhood, making nearby Snook the closest stop for dining. Local favorite Sodolak’s Original Country Inn offers large steak cuts and its famous country-fried bacon. Otherwise, diners can find just about anything a few miles down the road in Bryan and College Station, the region's biggest cities. “You’re in a rural area, but it’s just a short drive to get anything you need,” Korth says.” The cities also have plenty of grocery store options, though the closest grocery store from Beaver Creek is a Brookshire Brothers in Somerville 10 miles from the neighborhood.

Chilifest each spring

While the neighborhood itself is peaceful and quiet, the Snook Rodeo Grounds and Starlight Ballroom, just 2 miles away, can get rowdy. The annual Chilifest has been cooking for over 30 years, drawing tens of thousands of attendees for a two-day country music festival and chili cook-off. Other music festivals have popped up in the shadow of Chilifest, including spots for well-known artists such as Zach Bryan. The venue also continues to serve its original purpose, with numerous rodeos riding throughout the year. “A lot of people like it and attend it, or get temporary jobs,” Korth says. “But neighbors complain about the traffic when it happens.”

College Station under 20 miles away

Located in rural Burleson County, Beaver Creek sits about 7 miles from Snook when traveling by car via Farm to Market Road 60. Locals can continue northeast for 10 more miles to reach Bryan and College Station, which offers a more urban atmosphere, major employers and Texas A&M University. The Brazos Transit District serves the greater Brazos Valley, offering the Demand and Response door-to-door rideshare program, which can be scheduled in advance and can cost as low as $3.50 one-way.
