Rural living with regional access draws homebuyers to Sophia

Sophia is a small rural community in northern Randolph County, where residents enjoy the slower pace of country living. Here, weekends are spent fishing on Lake Lucas and taking a scenic drive to nearby towns to shop and dine. Land is a big draw, with single-family homes set on large plots that offer plenty of room for farming and various hobbies. Families appreciate the county’s highly rated school district and having popular attractions, such as the North Carolina Zoo, close by. Plus, highway access makes it easier to reach employers throughout the Piedmont Triad, from Greensboro to Asheboro.

A mix of home styles on large rural lots

Along the community’s winding country roads, you’ll find a wide variety of single-family homes from the early 20th century through today. Midcentury ranch-style homes are most common, but there are also manufactured homes, farmhouses, bungalows, New Traditionals and transitional new construction. You won’t find many traditional tract-style subdivisions here. Lots typically span multiple acres. “Homesteading is such a trendy thing here in our county, and most of our county is rural, so people in that Sophia area want to find a few acres of land to build a house on. It’s a very popular concept,” says Melissa Calloway, a Randolph County native and a Realtor with Re/Max Central Realty.

Home prices and fewer taxes draw homebuyers to Sophia

Sophia has a median sale price of around $370,000. While that’s above the median in nearby communities like High Point and Asheboro, the trade-off is paying fewer taxes. “They’re not paying any municipal taxes like they would in Trinity, Archdale or Randleman. Simply paying a county property tax,” Calloway says. Prices range from the lower $100,000s to the lower $600,000s. Manufactured homes start at under $100,000 and can reach the lower $200,000s. Steady demand has prices trending upward. “Things are moving quickly. I feel like Sophia is an area that is desired by folks because of its location: north and rural,” Calloway says.

Families can choose from public, charter and private schools

The highly rated Randolph County School System serves more than 14,000 students across 31 schools, including New Market Elementary School, Randleman Middle School and Randleman High School, which many students in Sophia can go to. Students typically attend their assigned school, but parents can request a reassignment during an annual request window in the spring. For the highly rated Randolph Early College High School, students can only apply during the fall and winter of their eighth grade year. Nearby alternatives include the private Level Cross Christian School and the public Uwharrie Charter Academy.

Highway access and commute times around the Piedmont Triad

Sophia’s location off Interstate 74 is key for commuters who need to reach nearby towns and cities for work. “It’s a good middle of the road if you have one person in the family working in northern Randolph County and one person in the family working in the other direction,” Calloway says. Commuters are often heading to:

  • Asheboro, which is about 10 miles away (or 10 to 14 minutes)
  • High Point, which is about 15 miles away (or 16 to 22 minutes)
  • Thomasville, which is about 21 miles away (or 20 to 26 minutes)
  • Greensboro, which is about 22 miles away (or 22 to 35 minutes)
When you need to catch a flight, Piedmont Triad International Airport is about 30 miles away.

Drive to Randleman and Asheboro to shop and dine

A few Dollar Generals dot the community, but for most shopping and dining, you’ll need to drive into Randleman or Asheboro. They offer national retailers and grocery chains such as Walmart Supercenter, Marshalls, Lowes Foods and Food Lion. Asheboro Mall, around 11 miles away, features name-brand and department stores, as well as a movie theater. Nearby is Randolph Health, the closest full-service hospital. You’ll find local restaurants along Main Street in Randleman, including Sir Pizza, known for its medieval vibes and pies piled high with toppings, and Olympia Family Restaurant, where you can get hefty plates of comfort food.

Outdoor activities range from hiking and fishing to trips to the zoo

Whether exploring their own property or visiting public parks, Sophia residents enjoy outdoor recreation. Horseback riding at Townley Equestrian Center, playing baseball at New Market Civitan Ball Park and hiking through Caraway Creek Preserve are popular pastimes. Lake Lucas is a favorite for fishing and kayaking, and for more escapes in nature, the Uwharrie National Forest is roughly 40 miles away. Friday and Saturday nights are busy at Caraway Speedway, where you can watch drivers race around a short track, and on good weather days, families often visit The North Carolina Zoo. If you're a golfer, there are several courses nearby, including the Asheboro Municipal Golf Course.

How zoning impacts homesteading and RV use in Sophia

Sophia is subject to Randolph County’s land-use regulations, and buyers should confirm a property’s zoning before purchasing, as it varies by parcel. Here’s what to keep in mind:

  • Residential Agricultural (RA) and some Residential Restricted (RR) districts typically allow farm animals
  • Residential Mixed (RM) districts may restrict or prohibit livestock
  • With a permit, you can temporarily live in a recreational vehicle while you build a home on your property
  • But you cannot live full-time in an RV on residential land
  • You can, however, store or park an RV on private property
Some subdivisions, such as Hollow Ridge Estates and Hearthwood at Sylvan Grove, have mandatory homeowners associations. Monthly fees are usually less than $30.
