Clearview sits at a commuter-friendly tri-state crossroads

At the northern tip of South Point , Clearview is a neighborhood hugging the eastern bank of the Ohio River. While South Point's residential areas have seen expansion and renovation in recent years, Clearview's homes show more of their age and practicality, with bare bones designs and minimal lot sizes. Nearby shopping and its location at the triple border of Kentucky, West Virginia and Ohio make the neighborhood popular with commuters.

Few homes for sale, and values remain lower than the regional average

Surrounded by industrial zones and narrow streets, homes in Clearview are frequently a matter of function over form, with standard ranch-style and Cape Cod designs. Homes are stacked together on minimal lots, often with as little as ten feet between buildings. Driveways lead to carports and single-car garages, making street parking minimal. Manufactured homes are popular, with a higher concentration near the neighborhood's northern end. The average home value in the area hovers around $160,000, lower than the Huntington Metro Area's average of about $190,000 and the national average of $550,000.

Groceries and restaurants are available in surrounding towns

The Ashland Town Center Mall has various shopping options across the Ohio River, including a JCPenney, FYE and Kohl's. Just across Winchester Avenue is the Cinemark Ashland, which shows the latest films. The South Point FoodFair is available for groceries. In addition to dozens of ice cream novelties, The Shakery serves classic diner fare like burgers, onion rings and footlong hot dogs. Opened in 2006, El Colonial brings Mexican flavors and hospitality to Russell, Kentucky, with a packed menu and a colorful atmosphere.

Local schools offer vouchers and out-of-district options

Students in the area can attend South Point Elementary, which has a B-minus from Niche, before enrolling at South Point Middle School, which has a C. South Point High School has a C-plus and took home two wins for track and field at the 2025 Ohio Championships. Ohio allows students to apply for enrollment at schools outside their assigned district. It also offers a voucher program for private schools to anyone who qualifies.

Parks feature recreation and access to the Ohio River

The South Point Park and Community Center has standard recreational equipment like playgrounds and picnic pavilions. At the same time, Virginia Point Park sets itself apart with boat access and panoramic views of the Ohio River.

A shuttle and highway access support daily commutes

Lawrence County Public Transit offers a public shuttle service, which stops at the South Point Post Office, about 2 miles south. The nearest highway is U.S. Route 52, which provides access to surrounding towns and cities like Portsmouth .
