Home in Hampton Heights
Revitalized and ripe with community contributions, Hampton Heights is a tight-knit neighborhood that prioritizes preserving its history dating back to the late 1800s. “The neighborhood has become even more desirable due to the development of the downtown area over the last 10 years,” says Marshall Jordan, Realtor with Coldwell Banker Caine. “You can easily walk to the popular Morgan Square, with lots of restaurants and shopping options.”

Historic Hampton Heights housing
As Spartanburg's oldest neighborhood, many of Hampton Heights's homes are dated but have retained their charm. Homebuyers will find 20th-century Victorian, Neoclassical and bungalow houses settled along oak-lined streets. More trees will soon start to sprout, including Japanese maples, dogwoods and cypresses, all thanks to a project started by neighbors to plant nearly 100 trees throughout the area. Larger homes offer more yard space than the newer, smaller homes perched on narrow lots. Like the homes, yards are well-kept with perfectly pruned bushes and small gardens. “A lot of the bigger houses have been fixed up and are not being resold, so it’s definitely a place people are putting down roots,” Jordan says. “Depending on whether they’ve been renovated, homes here can sell anywhere from the low $200,000s up to $450,000.”

Other nearby public schools include Mary H. Wright Elementary, Carver Middle and Spartanburg High. Walk north along Spring Street to reach downtown Spartanburg. “You’ll essentially be adjacent to West Main Street, which has Main Street Pub, Cribb’s Kitchen and other local restaurants,” Jordan says. More dining options, entertainment and shopping surround Morgan Square, a quaint site in the center of the city’s business district. Visitors can walk through the doors of UnderPin Lanes ‘N Lounge and down a flight of stairs to find a vibrant boutique bowling alley, or cozy up with a book and cup of coffee at one of the tables outside Hub City Bookshop & Press. “There’s something for everyone throughout that area,” Jordan says. Community parks and gathering spaces
Willow Oaks Park was once an empty, grassy lot and is now a vibrant gathering spot for neighbors after they rallied to build the park from the ground up. This green space tucked away in the heart of Hampton Heights has a small swing set and playground where kids can burn off some energy. The picnic tables fill up quickly during events throughout the year, including the 4th of July and community cookouts. At the neighborhood’s southern end is Irwin Park, a 14-acre space where locals can toss the ball on the baseball field, shoot hoops on the basketball court or go for a stroll.
