With "welcome" signs or mats outside many front doors and basketball hoops at the ends of driveways, Indian Hills has a friendly vibe. "It's a very tight-knit area, but not exclusive — everyone there is very welcoming," Berendt says. All streets are lined by sidewalks illuminated by streetlamps at night. Most homes date back to the 1960s and 70s, in classic midcentury models like ranch or split level. Yard sizes vary from a quarter to half an acre, offering enough space for a backyard pool or playset. There are a few duplexes, with units that start around $130,000. Prices for single-family homes range from $175,000 to $300,000, depending on size and renovations. Properties on the neighborhood's west side do border train tracks, which can bring some noise.Baseball leagues and birthdays at Indian Hills Park
At the heart of the neighborhood, Indian Hills Park's 9 acres include two tennis courts as well as a baseball diamond with bleachers and a scoreboard. The Fairview Youth Athletic Association uses Indian Hills Park for its youth baseball leagues. So, any neighborhood kids who want to play ball can enjoy quick walks to and from practices and games. The park also has a playground and picnic shelter, making it possible to hold neighborhood gatherings there.Renovations at Springfield's public schools
Neighborhood kids are zoned to attend Fairview Elementary, which gets a C rating from Niche. Then it's on to Washington Middle, rated C. The middle school finished the construction of a new wing in 2022 that expanded the cafeteria and classroom space. Older kids are zoned to attend Lanphier High School, rated C-plus. Lanphier also completed a renovation in 2024, adding facilities like an esports gym, an auditorium and a brand-new cafeteria. The high school has AP classes and is known for its strong trades program that pairs graduates with apprenticeships. Just across Sangamon Avenue, the private St. Aloysius Catholic School serves preschool through eighth grade kids. The school is less than a half mile from most homes, so those who choose to attend are within walking distance.Half a mile from the Illinois State Fairground
The Illinois State Fairground is a major entertainment hotspot just a half mile away from the entrance to Indian Hills. There are events held there all year round, including farmers markets, rodeos and automobile races. But by far, the biggest event is the Illinois State Fair, which runs for 10 days in August. During this time, residents of Indian Hills should expect extra traffic along Sangamon Avenue, which can make it challenging to get in and out of the neighborhood. However, one benefit of being close is that residents can walk over to the State Fair events in about 15 to 30 minutes to avoid the hassle of parking. The fair boasts an array of attractions, from livestock shows to amusement rides. The iconic cow sculpture made of butter always draws crowds, and there are live music performances from big names like Keith Urban and the Jonas Brothers.Access to downtown Springfield and Sherman
Getting into downtown Springfield is a 3 mile-drive via Sangamon Avenue to North Peoria Road. A bus line runs along Sangamon Avenue and connects to downtown in about 20 minutes. However, living on the north side also provides easy access to rural Sangamon County. The small village of Sherman is just 5 miles away and is known for its park that hosts regular live music performances. There are also camping and fishing opportunities along the Sangamon River. For longer trips, the Abraham Lincoln Capital Airport is just over 2 miles away from Indian Hills.A neighborhood grocery store and other retail convenience
Despite the neighborhood's suburban feel, a large grocery store is less than a mile from all homes. The Sangamon Shopping Center at the corner of the neighborhood has a Schnucks grocery store, a pet store and some chain restaurants. Indian Hills is also 2 miles from a commercial corridor with retail giants like Lowe's, Menards and Walmart. That retail hub also has a bowling alley and popular chain eateries like the no-frills Hickory River Smokehouse and the colorfully decorated Xochimilco Mexican Restaurant. "The west side is Springfield's big shopping area, but the north end has their own smaller version of that around the Lowe's," Berendt says. "So, people don't have to drive across town to run day-to-day errands."
