Divario is adding homes to the growing St. George

Utah is one of the fastest-growing states in the nation, and much of that growth is seen in areas like St George's Divario neighborhood. It is one of the first mixed-use master-planned communities in the city and one of its biggest neighborhoods. It’s set to have around 3,000 homes across 18 subdivisions, commercial spaces, a 20-acre community park and paths connecting to hiking and biking trails in the area. When everything is built, Divario's residents will be steps from everything they might need. For now, you’re a short drive from restaurants, shops and downtown.

Single-family homes with condos and apartments planned for the future

Divario has some existing homes, but construction is set for three phases across 10 years, so there are condos, apartments and homes to come. “It’s a new community with lots of new homes,” says Lance Clifford, team leader of Lance Clifford & Associates at Keller Williams Realty. “It’s master-planned, and it’s laid out well, functional.” Divario broke ground in 2019 and has created space for all the people moving to the city. “St. George is still a small town compared to Salt Lake City and Las Vegas,” Clifford says. “A majority of my clients are from big metro areas ... and they come here to escape city life.”

This quiet community has the Becco Creek subdivision, full of contemporary townhouses that have sold in the lower $400,000s to the lower $600,000s. Detached homes throughout Divario have pueblo-inspired designs and range from the lower $500,000s to the upper $800,000s. The largest properties are in the Cascata subdivision with sleek geometric structures. Some even have tall RV garages to store boats and outdoor equipment. These grand homes can go in the lower $900,000s to almost $2 million. Every part of Divario is managed by HOAs, and the monthly rates depend on the subdivision.

Living steps from hiking trails and a short drive to outdoor spaces

The community is known for its outdoor spaces. “St. George as a town is an outdoor person’s paradise,” Clifford says. "It’s located in a really good spot for people who enjoy the outdoor lifestyle, with hiking and biking right out your back door. There [are] Zen bike trails and recreation right at your fingertips.” Sidewalks line Divario’s streets, making it easy to go for a morning jog or to access the hiking and biking trails that lead into the Green Valley Gap. The community will have more options for outdoor recreation as development continues.

Some people spend the day playing 18 holes at the public Sunbrook or Southgate Golf Courses. A lot of people visit Thunder Junction All Abilities Park for the dinosaur-themed playground and splash pad. Train tracks circle the park, and the train runs almost every day in the spring and for special events like Spook-track-ular in October. If you want an adventure close to home, Snow Canyon State Park is about 20 minutes away from Divario, where you can hike trails that wind through dunes or stay at the campgrounds.

Divario students can learn close to home

Divario is part of the highly rated Washington County School District, and most kids attend elementary classes at Arrowhead School. Families can also apply for open enrollment if they want their students to attend a different school in the district.

Quick trips to downtown St. George and beyond

People drive to get around because Divario is on the city’s outskirts, less than 10 miles away from downtown. You can get to the city center in less than 20 minutes with light traffic. Clifford mentions that when it comes to jobs, the area is centered around tourism. “There’s Zion National Park, one of the top parks in the U.S,” Clifford says. “Most businesses are tourism-centric, but there are some big companies that are relocating here.” Clifford also highlights the old airport, which is now home to Dixie Technical College and tech companies.

Shops and restaurants are a short drive from Divario

The community will eventually have retail space, which could include restaurants, but until then, residents head to Santa Clara or downtown St. George to dine or shop. Frei’s Fresh Produce is a family-owned business that sells fruits and veggies grown right in Santa Clara. For a wider selection, you might visit Albertsons or Lin's Market. Downtown St. George has national chains like Target, TJ Maxx and Old Navy. Residents are close to locally owned restaurants like:

  • Tifiny’s Creperie, a breakfast and brunch spot
  • John G’s Pizzeria, for dine-in and to-go orders
  • Island Grinds, known for its Hawaiian menu
  • Tia’s Restaurant, which serves Mexican dishes
