Stafford is a semi-rural community with walkable downtown
Covering the towns of Stafford and Union, the neighborhood of Stafford stretches about 20 miles from east to west. Throughout, there are a few smaller areas where clusters of homes appear from the woods. “As far as Connecticut goes, it’s semi-rural,” says Scott Hollister, a Realtor with eXp Realty. “It’s got good highway access and downtown is an awesome spot.” Downtown Stafford Springs is in stark contrast from the rest of the neighborhood, local shops and restaurants squish into historic buildings on Main Street, creating a walkability unique to the neighborhood. The two-lane street suited for the ruralness of Connecticut becomes a bit cramped in town, especially if drivers need to wait for the train. “The biggest thing is the racetrack,” Hollister says. The Stafford Speedway, first opened in 1870 for horse racing, now has a paved ½ mile semi-banked track with a multipurpose Media Facility and stadium seating for about 8,500 people. Stafford receives a crime score of 2 out of 10 from the CAP Index, lower than the national average of 4. There are also some smaller lakes and reservoirs throughout the neighborhood, with Middle River running through Stafford Springs.

Walking downtown Stafford Springs
Stafford Springs’ Main Street is a bit contrasted from the rest of the neighborhood. Shops and restaurants sit close together, with a few signs of the past such as the Little Lost Records store and Rustology Antiques and Oddities. Drinks of all kinds range from weekend drinks from Off the Rails Brewing Co, flights of cider from Stafford Cidery and views of the train while sipping coffee at Stafford Coffee Company. “The walkability downtown is awesome,” says Hollister. “It’s one of my favorite quaint downtowns. It’s not quite Vermont, but it has its charm.” As Main Street transitions into West Stafford Road, Kolossos Restaurant and Pizza along with Basil’s, an American-Italian grill, appears just before more national retailers such as Dollar General and a Big Y World Class Market for a grocery run.

Close neighbors in downtown or stretched between woods
The closer to downtown homes are, the closer they sit to each other. While they are rarely pressed against each other or share walls, they do have smaller yard sizes and may be set closer to the road. With Stafford’s large area, there is a large range of houses and build years, beginning from when the town was first settled in 1719 up to newer constructions built on more land. Cape Cods, split-levels, bi-levels, bungalows, ranch and Colonial Revivals are all scattered throughout the neighborhood. Prices range from $122,000 for a bungalow needing renovations to $515,000 for a Cape Cod with over 12 acres. Some of the homes that are centered around lakes in the neighborhood may have a homeowners association. There are some older homes, with Colonials from 1850 and Saltboxes from the 1720s scattered throughout. With the sprawling area of Stafford, there are also opportunities for homes with land, with some reaching up to $987,000 for a ranch with 23 acres that come with a horse pasture. Those who want to simply purchase land can expect prices between $20,000 for a plot in downtown and $385,000 for about 3 acres and a view of Crystal Lake.

9,000 acres to explore and berries along Main Street
Within Stafford Springs, Hyde Park’s mixture of forest and open air can be a good spot for both hikers and children looking for a playground. Along Main Street, the Main Street Fruit Tree Trail has various berries and herbs planted throughout the summer, open to anyone walking by. To the east of the neighborhood, Nipmuck State Forest and Bigelow Hollow State Park cover a combined 9,000 acres with hiking trails and access to several ponds with boat and fishing options.

Students living in Stafford begin at West Stafford School, which receives a C from Niche, for prekindergarten and kindergarten. Stafford Elementary receives a C-plus and holds first through fifth grade. Stafford Middle, with a C from Niche, is for sixth through eighth grade. Students who live in Union attend Union Elementary School for kindergarten through eighth grade. Seasonal events and weekly races at the speedway
Seasonal events, such as Stafford Winterfest and Stafford Summerfest and Fireworks, bring the town to life. The Summerfest has a little more room to breath, being located at the high school, while the intimacy of the Winterfest on Main Street has a Parade of Lights that steps off at 5 p.m. The Stafford Speedway’s paved track has events for modified cars such as weekly Friday races and the Annual NAPA Spring Sizzler.

Driving to bigger cities, like Hartford
Interstate 84 runs through the eastern section of the neighborhood, while U.S. Route 190 goes straight through the neighborhood. With the distance to larger cities such as Hartford, Enfield and Springfield, Massachusetts, most residents drive. “People don’t think twice about driving,” says Hollister.

Surrounded by trees and anchored by Lake George, Wales is an great rural hamlet for residents to buy a plot of land and enjoy seclusion among New England greenery. For a lot of people who live in Wales, it’s more affordable than living in Connecticut; there’s large acreage in Wales for farms, hunting or cross-country skiing.”
Homes in Wales tend to be Cape Cods — identifiable by their steep roofs, central chimneys, and symmetrical gabled dormers throughout Wales' tree-lined streets. Colonial homes and clapboard cabins here tend to have evenly-spaced windows to gaze at nature through. Wales residences are priced between $200,000 to $500,000, depending on the size of the home and lot size. Several undeveloped land lots are also for sale in Wales, meaning opportunity for custom homes and farm cultivation. Gerrish says, “It’s a little gem of a town, with a public State Forest, it's very undeveloped and has many farms. You can get a great deal on a house, considering the prices here in Massachusetts.”
Students can attend Wales K-7 Elementary School, rated a B on Niche and part of Tantasqua and Union 61 School District. Tantasqua High boasts an A-rating on Niche and is fed by elementary schools in the 5 towns around it — so students can expect to meet New Englanders from all over the school system through their grade school years. There's also Wilbraham Middle School, rated a B-plus, several miles west of Wales to cover kids for eighth grade learning in between Wales Elementary.
Lake George is a 93-acre reservoir and a recreational haven for the community. Gerrish says, “Wales started off as a summer lake community for Lake George. It has a town beach, a boat ramp, and residents who enjoy swimming, water skiing, fishing and kayaking. Kids enjoy riding their bikes over to the town beach in the summer.” Much of Wales is covered in forests — the Norcross Wildlife Sanctuary is a community favorite for birdwatching and its 2-mile trail loop. The entire sanctuary is about 75 acres of swamps and woodlands, and staying on the trail is advised by local authorities in order to protect the wildlife and vegetation.
Adams Hometown Market in neighboring Monson is a supermarket just a 7-mile drive from Wales. Lake George Tavern has lakeside views, live music, and juicy burgers. Football fans will love their annual Super Bowl party and its special menu — usually themed around the two teams competing for the Vince Lombardi Trophy. The community comes together for annual events too. As Gerrish notes, “The Wales Fire Department hosts a summer event in town called The Wales Olde Home Day; they usually have a chicken barbecue, vendors and games for the kids, with fireworks at night.”
Regarding the walkability of Wales, Gerrish says, “You can’t go to Wales and want to be within 5 minutes of shopping. A lot of people come to Wales because they want privacy; you can purchase 5 acres or more, while still being within 10 miles of major roads like The Mass Pike or RT 84.” Wales is less than 30 miles east of Springfield by car. The bustling Interstate 84 runs east of Wales and residents can take it south 38 miles to downtown Hartford, Connecticut. Wales offers secluded residences and thriving natural locales within its borders, while still being close enough to major highways to access greater towns and cities for amenities.
