Greentree is a residential suburb on the outskirts of Pennsylvania State University. It’s one of the newer communities in State College, with most homes being less than 50 years old. The neighborhood lives up to its name, featuring mature oak and birch trees that shade most of the streets and yards. The community is close enough for residents to walk to downtown’s shops and attractions, while also secluded enough to seem like it’s out of the city limits. “It gives you that neighborhood feel of living in a larger town, but you still get that small-town charm here too,” says Shelley Wilk, a Realtor with RE/MAX Centre Realty, who’s been selling homes in the area for five years.

Greentree's split-level homes start in the $300,000s
Homebuyers can find colonial-style, split-level and ranch-style houses from the late 20th century in cul-de-sacs. Homes feature modestly sized yards, driveways and attached garages. “It’s a more affordable neighborhood compared to others close by,” says Wilk. Homes typically sell for $300,000 to $600,000. The CAP Index gives Greentree a crime score of 3 out of 10, lower than the national average of 4.

Specialized program for freshmen at State College Area High
Students may start at Corl Street Elementary, which earns an A-plus grade from Niche, before going to Park Forest Middle, which gets an A. State College Area High also receives an A-plus and offers the Ninth Grade Learning Community to incoming freshmen, which is designed to promote a successful transition for new students. Penn State occupies much of downtown State College. The public university has nearly 90,000 students enrolled annually and has a highly decorated sports program with 82 national collegiate team championships.

Close to U.S. Route 322, Interstate 99
“It’s very close to the university, so professors or staff can ride their bikes to campus,” says Wilk. While downtown’s shops and attractions, which are a mile north, may be walkable for some residents, others may want a car for access to larger shopping centers. Those commuting to nearby cities can take U.S. Route 322 to Harrisburg and Interstate 99 to Altoona. State College Regional is the closest airport, located 5 miles north.
4-mile path through Orchard Park
Orchard Park sits at the southern end of the neighborhood with sports fields, a playground and a picnic area. There’s also a paved, 4-mile path that starts on Cato Avenue, runs through the park and ends on South Gill Street. Just to the south, Haymarket Park is another green space with sports facilities like basketball courts and a sand volleyball court. Open from May to September, the nearby William L. Welch Community Pool offers a lap pool and an open pool with three water slides. Five miles east, Mount Nittany has nearly 10 miles of hiking trails leading to scenic overlooks.

Shopping and dining along South Atherton Street
Weis Markets is closeby on Westerly Parkway for the essentials. Two miles east along South Atherton Street, there’s a shopping center with a Giant grocery store and Ollie's Bargain Outlet. There are also chain eateries and local restaurants like Faccia Luna, which has been serving pizza and Italian dishes since 1991.

Downtown State College events
There are events throughout the year in downtown. First Fridays, which run from April to December, offer after-hours access to art galleries, free food, drinks and live music. Live After 5 is a summer concert series in Dr. Martin Luther King, Jr. Plaza that showcases local musicians. Fall Fest on Allen Street has free pumpkins, family activities and food vendors. And in November, Light Up Night at MLK Plaza has free hot cocoa, artisan vendors, a tree lighting and a timed light show.
