A suburban lifestyle on Staten Island across the Verrazzano Bridge

Flanked by the Upper New York Bay, Clifton is a Staten Island neighborhood that blends waterfront tranquility with city convenience. Residents enjoy tree-lined streets and a mix of classic single-family homes, all just minutes from Manhattan by train, ferry, or car. With diverse eateries along Bay Street, scenic views, and easy access to the heart of the city, Clifton offers a laid-back lifestyle without sacrificing connectivity.

Getting around by car, train, foot and ferry

Gary Fleming, owner and broker of Emerald Elite Realty, notes that convenience to the city is a key factor for residents here. “Clifton is a great location because it’s close to one of our biggest bridges, the Verrazzano Bridge,” he says. “The big draw is the closeness to Manhattan.” For this island community, public transportation is available by train, bus and ferry. “The train that runs through town is a great feature for people that commute to the city,” Fleming says. The Staten Island Railway line runs the entirety of the island, with stops at the Clifton train station. The Staten Island Ferry is an option for connecting to Manhattan. “You hop on the train and go right to the ferry,” Fleming says, adding that even for pedestrians, the walk isn't far to the ferry. The free shuttle leaves from the St. George Ferry Terminal every 30 minutes, and every 15 minutes during morning and evening rush hours. For drivers, the Staten Island Expressway, or Route 278, stretches the length of the island, connecting to New Jersey to the west and Brooklyn to the east.

A mix of single-family and multi-family homes

Single-family and multi-family properties sit side by side along tree-lined streets, offering a true residential feel. “It’s an older area, so it’s a mix of semi-attached and detached homes, with a few housing complexes,” Fleming says, adding that the variety reflects the diversity of the community. While rental units make up the multi-family buildings, single-family homes range from duplexes to more stately detached Victorian builds. Townhouses can range in price from $230,000 to $680,000. Semi-detached duplexes, listing from the low $400,000s to the mid $700,000s, often feature brick and aluminum-siding exteriors with fenced-in front yards and built-in garages. The same price range applies to the Tudor, Craftsman and colonial-style single-family homes on the shady streets of Vanderbilt Avenue.

Diverse eateries on Bay Street, outlet shopping in St. George

Aptly named Bay Street, which hugs the waterfront, houses a majority of the neighborhood’s restaurants and a handful of local shops. “Bay Street is a popular area for restaurants, and there are a lot of new restaurants opening all the time,” Fleming says. “It’s very diverse; there are all kinds of ethnicities when it comes to food.” Favorites include:

  • Lakruwana, with a menu of Sri Lankan specialties within a cozy space adorned with bamboo lamps and unique South Asian décor
  • Vinum Tuscan Restaurant and Wine Bar, for elevated Italian dishes served in a cozy wood-paneled and exposed brick interiors
  • Mona’s Cuisine, loved for its no-fuss African and Caribbean-inspired plates
Locals shop brand-name retailers like H&M, Nike and Levi’s at Empire Outlets, about 2 miles north of Clifton in the Saint George area of Staten Island. Nearby grocery options include Market Fresh Supermarket and Key Food Marketplace.

Waterside views and lakeside recreation

Clifton’s location along the water puts residents steps away from scenic bayfront views. “People are close to the waterfront,” Fleming says. “It’s not a beach area, but a walking area with water views that overlook the Manhattan skyline.” Enjoy the outdoors and recreational outlets at these nearby green spaces:

  • The Stapleton Waterfront Park, which connects to the Canal Street Waterfront Observation Deck
  • The Rev. Dr. Maggie Howard Playground, which provides play structures for children as well as sports facilities like basketball courts
  • Tappen Park, which often hosts community events such as the Fall Freedom Festival
  • Silver Lake Park, a 209-acre tract with trails along Silver Lake, as well as sports fields, tennis courts and the 18-hole Silver Lake Golf Course
