A peaceful atmosphere on the Gold Coast of Connecticut attracts homebuyers to Lordship, a coastal community outside of Stratford. Proximity to the water and a close-knit feel keep residents staying year-round. “Lordship has a true neighborhood vibe,” says Fredda Takacs, a local sales associate with Coldwell Banker Realty. “Everyone watches out for everyone else, people gather with each other for all types of events and it’s a very cohesive community.” The neighborhood offers easy access to recreation on Long Island Sound and a convenient location close to larger cities like New Haven and New York City. “A big draw for people coming out of the city is that they want a lot of charm near the water,” Takacs says, adding that home prices are lower than many other seaside villages like Southport. “It’s an older community and quintessentially New England, and the proximity to New York City makes it special.”

Updated cottages and condos attract competitive offers
A variety of traditional coastal cottages framed by manicured lawns dot the quiet residential streets in Lordship. Beach bungalows, colonial styles and classic Cape Cods are most common in this community. “The neighborhood has predominantly older homes with a lot of charm from the 1940s to ‘70s that have been nicely updated, with some newer homes and occasionally early 2000s,” Takacs says. Larger houses line the shore, many boasting sprawling layouts and extra features like pools and two-car garages. Condos in updated complexes round out the real estate inventory, pricing between $200,000 and $263,000. Single-family homes start at around $440,000, and waterside properties and larger residences typically have asking prices between $785,000 and $1.6 million. “Homes are always in demand,” Takacs says, adding that homes here usually receive multiple offers from potential buyers and typically sell for more than the asking price as a result. “It’s very difficult to get into the market because of high demand.”
Many of the homes in Lordship are older builds, giving the community a vintage charm.
While Lordship is mostly made up of single family properties, many condos are also available.

Neighborhood schools include public, private and faith-based choices
Stratford School District serves students in Lordship and receives a B-minus overall score from Niche. Students may begin at the B-minus-rated Lordship School for kindergarten through sixth grade before advancing to seventh and eighth grade at David Wooster Middle School, which gets a C-plus. Stratford High School gets a B, with strong scores in diversity and sports. Home of the Red Devils, the high school offers a robust sports program, which includes soccer, volleyball and lacrosse teams. Parents may also opt to enroll their kids in highly rated private, faith-based schools such as St. James School, which maintains an A-plus rating.

Waterside recreation is a big draw for homebuyers here, as Lordship’s coastal location grants direct access to beaches and oceanfront parks. The Connecticut Audubon Society at Stratford Point is a scenic wildlife refuge that preserves the tidal ecosystem. Along with picturesque views, the park offers walking trails with informational placards about the local flora and fauna. Short Beach is a destination for summertime sunning and swimming. The compact beach has an adjacent nine-hole par-three golf course and a park that provides tennis and basketball courts, along with picnic pavilions and a playground. Other nearby beaches include Long Beach and Pleasure Beach. “There are a series of beaches along the coastline that connect the entire area,” Takacs says. “They’re pleasant for walking, biking and just being on the beachfront.”

Local restaurants offer views, while shopping is nearby
Along the Stratford Sea Wall, a few dining establishments offer waterside dining. “There’s a nicely developed restaurant area with a variety of places for waterfront dining,” Takacs says. These include Riley’s by the Sea, a seafood restaurant with weekly specials, and Little Pub, a rustic tavern featuring a selection of artisan beers and pub classics. While small markets are scattered in town for essentials, most residents head 3 miles north to Stratford for shopping and groceries. The Stratford Square shopping plaza features national retailers like Walmart and The Home Depot, and additional grocery stores nearby include Stop & Shop and ShopRite.

Local buses and nearby train lines support commuters
Residents typically rely on cars for transportation in Lordship and have easy access to major highways like Interstate 95. Bus stops are available throughout Stratford, and locals can also take the New Haven or Waterbury train lines from the Stratford train station. Both lines connect to New York City. Lordship is also situated adjacent to the Sikorsky Memorial Airport. “The airport actually adds to the charm of the community,” Takacs says, adding that it mainly serves as a recreational, non-commercial air site. “It’s far enough away that it doesn’t bother residents, but close enough that it’s still convenient.” The nearest commercial airport is Tweed New Haven Airport, just over 20 miles away. For medical care, Bridgeport Hospital is approximately 5 miles away.
Public transportation is easily accessible all throughout Lordship, and the larger Stratford area.
The Stratford train station is conveniently located just a short trip from Lordship.
