Located in the Roxbury township, Succasunna is a vibrant community that offers a slower paced, more suburban lifestyle – all without having to give up access to urban amenities or the excitement of nearby New York City. Rooted in Revolutionary War history as well, Succasunna’s character is a unique mix of historical interest, small-town charm and access to just about anything. “It’s full-on suburban,” says Nicole Haslett, a lifelong resident of Roxbury and (along with her husband and partner Adam) real estate agent with Keller Williams Realty Metropolitan. “It’s a really welcoming community that’s really close to the lake and full of fun recreation, despite how close it is to the big city.”

Old-school styles alongside brand new construction

Roxbury retains traces of its historic character in its architecture, as much of its housing stock is comprised of traditional styles such as ranch styles, Colonial Revivals, and split-levels. And while all of Roxbury has become a popular destination, Succasunna is particularly desirable for many. “A lot of towns in Morris County have seen an uptick in interest and prices, but the Succasunna area in Roxbury has remained one of the most sought-after,” says Andy Sabella, Realtor with RE/MAX Town & Valley. “And it’s easy to see why, with Main Street alone featuring a number of houses going through renovations right next to new construction.” Prices typically begin around $450,000 and can reach up to $900,000.

Roxbury High earns high marks

Succasunna students can begin at Jefferson Elementary School, which earns a Niche rating of B-plus. From there, students can move on to fellow B-plus rated Eisenhower Middle School before finishing up at A-minus rated Roxbury High. Roxbury High is consistently ranked among the very best schools in all of New Jersey and features an award-winning musical department along with an athletics program that’s seen several championships in recent years. For a private option, St. Therese School has been serving grades pre-k through eighth for over 50 years.

Horseshoe Lake displays the area's natural beauty

Part of what makes the area standout, the natural beauty and wealth of greenery surrounding the town help residents feel farther out than they really are. “One of my favorite places in the whole area is Horseshoe Lake,” says Sabella. “It’s a perfect place for a walk thanks to its horseshoe shape, there’s a great gazebo that’s perfect for photos, and you’re surrounded on all sides by the gorgeous lake.” Horseshoe Lake also features beach access, soccer fields, and basketball courts. For the younger residents of the community, Imagination Station provides a creative playground that features brightly painted climbing towers and a jungle gym.

Find local favorites along Route 10

Sometimes considered the “downtown” of Roxbury, Succasunna features much of the town’s business along Route 10. The Roxbury Diner is a cozy, old-school eatery offering up classic American fare, while the Black River Barn is one of the most popular spots in the area. Here, diners can enjoy a festive atmosphere with live music, craft cocktails and seasonal dishes – all inside an old-school barn next to Black River Pond. Those looking to restock on groceries can do so at the local ShopRite, while retail shopping can be done at the nearby Roxbury Mall.

Easily travel to the Big Apple or the Jersey Shore

While Succasunna may feel nestled within the quieter Morris County, residents are still approximately an hour (around 45 miles) away from the Big Apple – sometimes less on a good day. For a different kind of atmosphere, the Garden State Parkway proves access to the Jersey Shore beaches in roughly 90 minutes. The nearby Roxbury Station makes train access a straightforward process, too.
