"You feel like people are waving to you when you drive down the street," says Linda Hoss, a Realtor with Keller Williams Innovate – Aurora who has sold homes in Prestbury.

When they’re not teeing off at Bliss Creek Golf Club’s challenging first hole, Prestbury neighbors fill the community pool and pickleball, tennis and basketball courts. "People get out and play on Tuesday and Thursday morning," Hoss says. "The crowd is very friendly and inviting.” They choose from two playgrounds, one off Winthrop New Road Park and the other off Hankes Road. Some register boats to be stored on the sand pad for two lakes in the community, both regularly stocked with fish. Prestbury also neighbors Bliss Woods Forest Preserve, and bikers can take the Virgil Gilman Nature Trail from Waubonsee Community College to the northwest all the way through Aurora’s suburbs, 11.3 miles total. "It's close to Chicago, but you still feel like you're in nature,” Hoss says.

High architectural standards and clean lawns in Prestbury
Prestbury homeowners live within eight “sub-communities,” each with access to the pool and clubhouse. These were built out gradually from the community’s beginning in 1967, and both the townhouses and single-family homes occupy a wide range of architectural influences. The former includes duplex townhouses in The Townes of Prestbury, blue-and-white, garage-front builds with lake views in Turtle Cove and French Chateau styles in Blackberie Hill. Meadowridge Villas, Prestbury’s active adult community, includes first-floor master suites for added accessibility. The rest of the neighborhood’s winding drives and cul-de-sacs are lined with midcentury homes like ranch-styles and split-levels, as well as custom and non-custom colonial-styles, Cape Cods, Tudor-styles and New Traditionals. Most homes range in prices $360,000 to $580,000, with townhouses on the lower end and single-family homes on the mid to high end.
All homes include wide driveways and two-to-three-car garages, which cut past clean sidewalks and manicured lawns that must be kept below six inches in length. The Prestbury Community Association keeps tight standards for neighborhood exteriors, from having designated times that trash cans can be out on the curb to tight limits on fallen branches and littering foliage. Renovations and additions are vetted and approved by the Architectural Standards Committee, which covers everything from new windows and fences to solar panel installations. There are no softwood trees or conifers in Prestbury, so fall colors reflect off the waterfront and glimmer in the sunlight on front lawns each year.

With its Tudor-esque design and location at the entrance to Bliss Creek Golf Course, Open Range Southwest Grill may feel like a part of Prestbury. The restaurant serves hungry golfers and residents a menu of bar food and entrees ranging from filet to fajitas, and also hosts a Friday Fish Fry year-round. Route 47, which cuts past Prestbury’s west end, is a modest commercial corridor with big-box stores like Jewel-Osco and Aldi, along with chains like McDonalds and Dunkin. Besides a short list of restaurants in central Sugar Grove, a 6-mile drive east to downtown Aurora reveals more options for a night out and movie at Cinemark Tinseltown USA or an afternoon lunch on the Fox River waterfront.

Zoned for Aurora West Unified School District No. 129
Students in Prestbury are zoned for the same school district as their neighbors in West Aurora. They qualify for bus transportation to each school, beginning with Fearn Elementary School in North Aurora, which scores a B from Niche. Herget Middle School scores a B-minus from the site, and West Aurora High School—which celebrated its 150th anniversary in the 2018-2019 school year—gets a B-plus. The school offers Advanced Placement courses to its over 3,300 students. Each month, staff members select students who display exemplary “Blackhawk Pride" and award them with a t-shirt, certificate and breakfast with their parents.

A car-dependent community with quick routes to Aurora
The sheer size of Prestbury and position between suburbia and rural areas mean residents will need a car to get around to most places. Parking lots are included outside the Cheshire Clubhouse and community playgrounds. Besides the shopping along Route 47, Aurora is the closest social center where residents find most of their essentials. Advocate Medical Group Outpatient Center provides many healthcare services, while Ascension Mercy is the closest hospital, both in a 7-mile radius of the neighborhood. Metra trains run from the Aurora Metra Station each day for an hour and a half trip to Chicago Union Station. Windy City commuters who prefer driving exit onto Interstate 88 and drive about 46 miles. As for commercial flights, Prestbury is 42 miles from Chicago O'Hare International Airport and 47 miles from Chicago Midway International Airport.
