Home values are higher because of the community amenities
More than 3,000 homes and townhouses, designed by more than a dozen builders, have been sold across several neighborhoods. Prices typically range from the high $300,000s to almost $1 million. “Nexton is a little pricier than other areas of Summerville because of all the amenities,” Simmons says. “Also, the construction of the houses. They have Hardie Plank siding, not vinyl siding.” Neighborhoods feature distinct housing that graces picturesque, walkable streets with plenty of curb appeal. Elements of Craftsman architecture and the Victorian style are prominent among contemporary model homes that come in a variety of shapes and sizes. The largest and most expensive homes feature exclusive amenities such as pools. The residential settings include Del Webb 55-plus, a gated community within Nexton. New construction is ongoing, and future development is planned in several sections of the community. Proximity to the Atlantic coast means summers are hot and humid. Lowcountry winters are typically mild.Pickle Bar, Page's Okra Grill among featured restaurants
Shopping and dining options are concentrated in and around Downtown Nexton on the community’s south side near I-26. Publix at One Nexton and nearby Harris Teeter offer convenient grocery options. Pickle Bar is a new featured attraction. It combines casual pub-style dining with nine pickleball courts. It also offers additional activities such as cornhole and features live music. Hall’s Chophouse and Page’s Okra Grill are popular chains at Nexton Square. “Page’s was just voted the No. 1 Southern restaurant in Summerville by the Summerville Journal,” Simmons says. Walmart and Target highlight a collection of big-box retailers just across the highway in Summerville. Dining options can also be found on the other side of the community, and commercial expansion will continue as part of North Creek Village’s development. For a change of pace, residents can travel to Charleston to experience its contemporary shopping, dining and entertainment scene.Berkeley County Regional Park is a community attraction expected to open soon
This eco-friendly community features a network of paved and unpaved trails. The trails are designed to alleviate car traffic while providing residents with convenient hiking and biking opportunities. Part of the network runs through Berkeley County Regional Park. The community’s premier green space has its amenities in place, but an opening date has yet to be set. “It’s an absolutely gorgeous park,” Simmons says. “They just removed the road barricades in the last week. It’s got great playground equipment, bathroom facilities, and big lights for the soccer fields.” Midtown Clubhouse is the community’s original large-scale amenity center. It is anchored by a resort-style pool, and additional features include a playground, fitness center and courts for tennis and pickleball. Brighton Park’s pool is home to the community’s swim club. The popular recreational space also features a splash pad. North Creek Village has its own amenity center with a pool. Residents of Del Webb 55-plus enjoy exclusive amenities that include a 25,000-square-foot clubhouse, indoor and outdoor pools and athletic courts. “We have a very active HOA that schedules events. We have Food Truck Fridays and live music at Nexton Square in the summer months.” The nearby Charleston oceanfront is a premier regional destination for boaters, beachgoers and outdoors enthusiasts of all kinds.Community bordered by interstate that provides convenient access to Charleston
Nexton Parkway runs between U.S. Route 176 and Interstate 26, which means residents enjoy convenient access to local and regional destinations. Roper St. Francis Berkeley Hospital is just minutes away on Route 176, known locally as State Road. I-26 provides a direct route to Charleston and its amenities, including the Charleston International Airport. “It’s 25 minutes to downtown Charleston and 30 minutes to the beach, so that’s very convenient,” Simmons says.Nexton Elementary will soon be joined by Nexton Middle School
Young students do not have to leave the community. They can attend Nexton Elementary School, which earns a B-plus from Niche. Children can walk and ride their bikes to school, or arrive in typical Nexton style. “You see a lot of golf carts in the morning that are out to drop kids off,” Simmons says. That convenience will soon extend to older students, as Midtown Middle School is currently under construction. It is scheduled to open for the 2026-2027 school year. Until its completion, students can continue to attend Sangaree Middle School, rated B-minus. Cane Bay High School, rated B-plus, is conveniently located adjacent to the community. Northwood Academy is a private Christian school in the community that serves students in pre-kindergarten through 12th grade.
