Westside leads Sun Prairie’s boom in new housing and residents
Westside is the epitome of modern growth, with single-family homes, apartments and townhouses filling empty fields and farms. Sun Prairie , a suburban city outside Madison , has a growing population. Westside is its largest and newest neighborhood, taking on most incoming residents. "I've been a realtor here for almost 30 years, and the growth over the past two decades is crazy," says Pam Venenga, a Realtor with Stark Company Realtors. "Westside is growing very quickly and has a great assortment of choices for different lifestyles." The area doesn't only have new homes — it’s a mixed-use space, with updated schools, large shopping centers and modern parks. "While we are conveniently near major metros like Madison and Milwaukee , you'll never have to leave Sun Prairie to get what you need," says Ashley Manthei, communications manager for the City of Sun Prairie.
New construction and modern housing styles dominate the area
Westside is Sun Prairie's most modern expansion, with houses of all styles less than 20 years old, on average. HOA fees are standard, and each neighborhood offers slightly different amenities and atmosphere. "If you would like a dense neighborhood filled with parks where the homes are close together and yards are small, you've got that," Venenga says. "Then there are the medium neighborhoods with middle-of-the-road home and yard sizes." New Traditional and Craftsman designs are standard. Modern remakes of older designs include American Foursquares, bungalows, prairie-style homes and Colonial Revivals. Attached and smaller single-family homes with two- and three-bedrooms range between $380,000 and $480,000. Four- through six-bedroom, single-family homes with slightly larger yards sell for $450,000 to $880,000. Prairie Stone Townhouses, Tri Condominium and other communities have units ranging from $230,000 to $420,000. Large apartment complexes are throughout the neighborhood, often near the condos and townhouses.
A growing retail district with national and local businesses
South Grand Avenue is the city's destination for shopping, lined with plazas, strip malls and department stores. "Over the last several years, Sun Prairie has become a destination – not just for residents but for citizens in neighboring communities," Manthei says. Target, Costco, Menards and Woodman's Food Market anchor the area, and fast-food chains and casual local eateries are scattered around. Walmart Supercenter and Dollar Tree are also in the neighborhood, on the other side of U.S. Route 151. "We have so much growth here as far as restaurants, shops and movie theaters," Venenga says. "So, we're getting to the point where residents hardly ever need to leave." Gus's Diner is a locally owned spot on Windsor Street that stands out from the national chains. The old-school restaurant has white and red leather booths, car memorabilia, checkered floors and a jukebox.
New, well-rated schools make room for incoming students
Depending on where they live, students may attend one of four elementary schools, two middle schools or two high schools that are part of the Sun Prairie Area School District. Each of the eight schools earns between B and A grades from Niche. Families in Wisconsin can apply to schools outside their district through the Public School Open Enrollment program. However, many parents and young couples move to Sun Prairie specifically for its well-rated school district, earning an overall A-minus grade by Niche. "Our schools and programs are top quality," Manthei says. "We are well-known for our top music and athletic programs, and we have a new, state-of-the-art, $100 million high school that opened in 2022." In addition to the new Sun Prairie East High School, seven of the district's schools were built in the past 20 years to accommodate the rapidly growing population. The district is also diverse, with students from 15 countries and 39 languages and dialects spoken by students, according to the district's website.
Quiet playgrounds and active sports courts close to home
Pocket parks with playgrounds and benches as new as the homes nearby include Huntington Meadows, Ledges, Hagen and Fox Point. Wyndham Hills Park is Sun Prairie's center for pickleball with 10 lighted courts open year-round. City-sponsored programming offers instructional courses, private lessons and organized play nights at the park. Residents can enjoy the sports fields behind Sun Prairie West High School when school is out. The impressive athletic complex has five baseball and softball diamonds, eight tennis courts and a rubberized track around a shared football and soccer field.
A main highway with quick access to the state’s capital
U.S. Route 151 goes through the area, leading about 10 miles to Madison. Metro Transit buses stop along main roads, including Main Street, Grand Avenue and O'Keeffe Avenue. Dane County Regional Airport is less than 8 miles away, and the nearest hospital, UW Health East Madison Hospital, is about 2 miles from the neighborhood's southwestern point.
