Near the scenic White Tank Mountains, Sterling Grove is one of Surprise's newest gated neighborhoods built around resort-style amenities and recreation. Buyers are drawn to the area for its state-of-the-art golf and country club and modern housing options, ranging from age-restricted communities to luxury estates. Residents enjoy easy access to private pools and sports facilities, as well as popular mountain and canyon trails. Shopping, dining and commuter hubs are just a quick drive away via state Route 303, and local students are served by Dysart Unified Schools.

Nine home collections offer a range of modern styles and prices

This master-planned community was primarily developed in the early 2020s and includes nine home collections that vary in style, size and price point. Most offer Craftsman, Spanish, farmhouse and contemporary-style single-family homes, but some exclusively have condos and lock-and-leave villas. Certain collections also offer 55-plus housing. Across the neighborhood, homes have modern open-concept layouts, custom cabinetry and premium appliances. Larger homes can include ceilings up to 14 feet, private casitas and multiple outdoor living spaces. The area's median sale price is around $670,000, but homes can range from the mid-$300,000s to over $2 million, depending on which collection a buyer chooses. "One of the most expensive homes here sold for $2.4 million, but you can easily get a house for $500,000 with golf course views, mountain views and low HOA fees," says Realtor Mariana Hoyt with My Home Group. "If you go to communities that are similar to Sterling Grove in Scottsdale, it's going to be much more expensive."

What homeowners should know about Sterling Grove's HOA

A homeowners association maintains and manages key parts of the community, including the area's gated access, common areas and shared amenities. Monthly fees paid to the association help cover street and exterior maintenance for individual lots. The HOA also oversees and approves all alterations made to lots, including changes to a home's architecture, landscaping or fencing.

A private recreation complex and mountain trails keep people active

Recreation is at the heart of the neighborhood. The community revolves around its central amenity complex, which has everything from private pools and fitness facilities to a golf and country club. You'll see residents cruising the fairway, playing pickleball with friends or working on their tennis swing. The space also has a full-service spa and a clubhouse for events. Outside the neighborhood, there are many city parks to explore, and the White Tank Mountains are just 5 miles away. "One of the most popular outdoor activities that people do here is hiking in the mountains," Hoyt says. Spanning nearly 30,000 acres, White Tank Mountain Regional Park has miles of trails for cycling, hiking and horseback riding. Trails range from easy loops to rugged canyon treks, including the popular Waterfall Trail.

Dine at the country club or shop at the Village at Prasada

For a bite to eat, the neighborhood has on-site dining at its country club. You can make a reservation at Copper + Rye to try contemporary American small plates, or "you can buy snacks and lunch from the grab-and-go bar while lounging at the pool," Hoyt says. More restaurants are a short drive away along state Route 303. Options include:

  • Cooper's Hawk Winery & Restaurant, a casual eatery with a Napa-style tasting room and handcrafted wines
  • Firebirds Wood Fired Grill, a lodge-style restaurant serving aged steaks and fresh seafood
  • Lou Malnati's Pizzeria, a family-owned chain known for its Chicago-style deep-dish pizza
  • O.H.S.O. Brewery, a dog-friendly brewery with elevated pub food and house-brewed craft beers
People can walk or bike to the retail center on the corner of West Peoria Avenue and North Cotton Lane to pick up groceries at Safeway. For more shopping, head to Village at Prasada, which has retailers like Target, Kohl's, HomeGoods and Costco Wholesale.

State Route 303 connects commuters to valley job centers

Sterling Grove is on the western edge of the Phoenix metro area, so most people commute outside Surprise for work. State Route 303 connects the area to many major corridors through the valley. Drivers are less than 20 miles from job centers in Peoria and Glendale and just over 30 miles from Downtown Phoenix.

Students attend schools in the Dysart Unified district

Dysart Unified School District serves the area. Students usually start at Rancho Gabriela Elementary School, followed by Sonoran Heights Middle School. High schoolers attend Willow Canyon High School, which offers a sought-after International Baccalaureate program.
