Midland homes vary in size and style

Various home styles are represented in Midland, reflecting the neighborhood's longstanding presence. Spacious ramblers and Craftsman cottages from the early- to mid-1900s are the most common across the neighborhood. These homes are typically priced between $360,000 and $500,000, offering three bedrooms and at least 1,000 square feet. According to Erika Dahring, real estate agent at EXP Realty and 27-year Washington local, “Because Midland is so close to Joint Base Lewis-McChord, a lot of military families tend to live in the area. Subsequently, the price points generally fit the budget of those families.” She also states that while the area is close to the Pacific Lutheran University, homebuyers far outnumber renters in Midland. Craftsman elements carry over into newer builds, but these properties have a much more contemporary style, with stone finishes, wood or shingle siding and varied gray tones. Newer construction and renovated properties offer roughly 2,000 square feet or above and cost between $525,000 and $650,000.

Neighborhood parks include Dawson Playfield, which features a sizeable leafy playfield, a recently expanded playground and a basketball court. There are also picnic structures that are available to use for family barbeques and get-togethers. At Charlotte's Blueberry Park, 1 1/2 miles away, residents spend warm summer afternoons picking sun-ripe blueberries from nearly 20 acres of bushes. Stock is first come-first served, so locals know to visit early in the season. Anglers and kayakers love the nearby Wapato Park, which is a little over 3 miles away and home to shimmering Wapato Lake. Along Pacific Avenue, there is an abundance of food stores and restaurants. Frugals is a quirky, retro drive-through with classic burgers, hand-spun shakes and monthly specials like chicken parm sandwiches. Valley Liquidation is a native’s go-to for groceries, no questions asked. This no-frills retailer sells fresh fruits, vegetables, pantry goods, sweets and a limited stock of personal items at majorly discounted prices. It also runs weekly sales for military personnel, seniors and students. A street down is Franz Bakery Outlet, a long-running, family-owned bakery offering a variety of bread, bagels and pastries. Another major commercial area for Midland is Portland Avenue. Tahoma Vista Shopping Center off Portland has big-brand names, including Safeway, Big Lots and Starbucks. However, further south, locally owned businesses and restaurants start to crop up. Upcycled Cottage is a family-owned vintage store stocked with handpicked, one-of-a-kind finds. My 4 Sons BBQ is known for their savory slow-cooked meet made in-house and fresh daily; it’s also run by natives who double as sports coaches at nearby schools.

Downtown Tacoma just around the corner

While sections of the Midland community may feel secluded and rural, the area is sandwiched between Interstate 5 and Washington State Route 512, easily connecting residents to Downtown Tacoma, Seattle and Olympia. Midland is also served by Pierce Transit, and the neighborhood is filled with bus stops. Seattle-Tacoma International Airport is where locals go for more extensive travel, roughly 25 miles north of Midland.
