The lush, swampy neighborhood of Lake Jackson centers around a 7.5-mile-long, sometimes dry waterway of the same name. The lake is shallow, with an average depth of 6 feet, and it has had more than a dozen dry-down events since 1829. But this quiet northwest Tallahassee neighborhood also has open green space, fishing areas and houses near the lake that are cheaper than other waterfront properties. “The lake used to be really big and really nice, and it went through a period when it drained. It naturally does that. It’s kind of filling in now, but it’s not all the way filled in,” says Audrey Nedeau, real estate broker with Suite Real Estate, LLC in Tallahassee.

Whether or not the lake has water, people use it for recreation. At Jackson View Park, people walk through the grass and enjoy wide-open vistas. Lake Jackson is where people move if they want a home near the lake for not a lot of money, says Nedeau. “It’s mostly older homes on the northwest side of Tallahassee and a little more affordable,” she says. “You can live not too far from lake and be able to afford something and maybe have a little bit of acreage.” Single-family homes, like ranch-style houses, contemporary homes and traditional builds, sit within subdivisions with association fees for maintenance. Some houses have views of the lake, which is so shallow that it sometimes looks like it’s just a marsh. Home prices range from $150,000 for an older townhouse to $850,000 for a modern house near the water.
