Contemporary homes mixed with condos and early-20th-century houses
Red brick roads, canopied by live oaks and palm trees, fill the northern part of Riverside Heights. Tropical landscaping decorates grassy green lawns that stretch to the curb, and properties along the Hillsborough River have private docks. Bungalows, ranch styles and Craftsman homes are common, with the oldest built in the 1920s. There are a lot of contemporary houses, many of which were built after 2020. “We’re seeing an influx of new builders coming into the neighborhood and buying up all the old houses and putting up big homes,” Pullara says. Prices generally range from $250,000 to $800,000, with a median price of $630,000. New construction can start at $900,000, climbing as high as $2.4 million. Condos are also available, with a two-bedroom unit costing $265,000 to $410,000.According to FEMA, there is a very high risk of hurricanes. Part of the neighborhood is in a FEMA-designated flood zone, where most mortgage lenders require flood insurance. “Riverside Heights is up real high, so we don’t have much flooding at all,” Pullara says. “There are some houses that sit on the river that do not require flood insurance because they sit up so high.”Hillsborough County public and private schools serve Riverside Heights
Hillsborough County Public Schools serve Riverside Heights. The district offers open enrollment for its magnet and career and technical education programs. Graham Elementary School receives a C from Niche, while Madison Middle School scores a C-plus. Students can enroll in the International Baccalaureate magnet program at Hillsborough High School, which earns an A-minus. Private schools in the area include Villa Madonna Catholic School, which is unrated by Niche. “I have two daughters; they both went there,” Pullara says.Plymouth Park is one of several parks in the neighborhood
There is no shortage of parks in Riverside Heights. Live oaks dripping with Spanish moss shade the playground at Duran Park, which also features a baseball field and basketball court. For most of the year, Plymouth Park is a grassy recreation space with a playground in the middle. On Halloween, the park is flooded with people trick-or-treating. “Thousands and thousands of people set up tables and give out candy,” Pullara says. “And the costumes the kids come out with are unbelievable. You can really see how many kids Riverside Heights has now.” Plymouth also hosts small concerts throughout the year. Freedom Park is a smaller park in the northern part of the neighborhood with a walking trail. The Franciscan Center is a retreat center and spiritual space that hosts summer camps, women’s clubs and prayer retreats. St. Elizabeth Convent is a retirement community for the Franciscan Sisters of Allegany on the grounds.Restaurants, stores and entertainment options are within 3 miles
Riverside Heights’ location means there are countless eateries to choose from within a 3-mile radius. “Riverside Heights has a little bit of everything, at least with restaurants nearby,” Pullara says. One of Pullara’s recommendations is La Teresita, which serves Cuban food. Lee’s Grocery is known for its pizza counter, where specialty pizzas include the ‘Hanging Garden,’ a veggie pizza. At Armature Works, people can dine at one of over 20 eateries like Zukku Sushi and attend events like movie nights, yoga and artisanal markets. Residents head downtown for shows at the Straz Center for the Performing Arts and the Glazer Children’s Museum. Sprouts is one of the closest grocery stores, and a Publix is coming to the area by the end of 2025. Walmart, Target and Home Depot are about 3 miles away.Locals walk, bike, drive or take the bus
Some parts of the city, like Downtown Tampa and the Riverwalk, are walkable or bikeable from the neighborhood. “You see a lot of people riding their bikes in Riverside Heights,” Pullara says. He also says people will take their boats downtown. Martin Luther King Jr. Boulevard connects with Interstate 275. There is also a bus route along that road, managed by the Hillsborough Area Regional Transit Authority. Tampa International Airport is only about 5 miles away. Several medical facilities are within a 5-mile radius, including Advent Health, Tampa General Hospital and Kindred Hospital Central.
