North of City Center Taunton, Prospect Hill comprises winding streets around large ponds and small lakes on the outskirts of town. It also encompasses the very edge of Whittenton, a small urban community centered around Bay Street. With so much variation in one neighborhood, Prospect Hill residents can choose between duplexes on walkable streets or waterfront homes with a dock on wooded lots. “Taunton has the population of a city, but it feels like a small town,” says Virginia Johnson, a Taunton native and reference librarian at the Taunton Public Library. “I mean, you can go canoeing in the river, and lots of people around Lake Sabbatia have boats. But you can also be in Boston in less than an hour.” This neighborhood offers a blend of city amenities and suburban comforts, where interstate entrances and industrial parks meet lake beaches and spacious, tree-dotted lawns.

Stately houses on Lake Sabbatia, plus townhouses and manufactured homes
At the southern end of Prospect Hill, two-story cottages and multifamily homes line the gridded streets near the Whittenton area. To the north, Colonial Revivals, Cape Cods and new-construction houses sprawl out along the densely wooded roads encircling the neighborhood’s many ponds. Though some homes are on more modest lots, most tend to range from a quarter acre to two-thirds of an acre. Some houses on the water, particularly ones on Lake Sabbatia, come with docks or room to park a boat. While a house in need of renovations can list at $300,000, prices can climb to $650,000 for spacious properties near the lake. Manufactured homes cluster together in the northeast corner of the neighborhood in communities such as Colonial Estates or Oak Hill Mobile Home Park and tend to list between $90,000 and $290,000. Townhouses and condos are priced from the upper $300,000s into the lower $400,000s.

Summer swimming in Watson Pond
Watson Pond State Park is right on the cusp of the neighborhood, tucked against the eastern shore of its namesake pond. The 10-acre park has a beachfront, making it a popular spot to swim, picnic or kayak. The park is busiest during the summer, but even during the cooler months, folks still visit for the playground and ample fishing spots. Lake Sabbatia, the largest of Prospect Hill’s bodies of water, has a public boat launch on its western side along Bay Street. “The lake is named after the flower sabatia,” Johnson says. “There’s a now-extinct variety that used to grow around there, and that’s how it got its name.” More parks can be found closer to Taunton’s city center, including Taunton Green, the city’s historic town commons where annual events such as the holiday season's Lighting of the Green take place. Just southwest of the neighborhood is Fore Kicks, an indoor and outdoor sporting facility that offers youth and adult soccer, lacrosse and flag-football leagues.

Career prep and college credit at Taunton High
Taunton Public Schools serve the neighborhood, with young students attending Chamberlain Elementary, which scores a B-minus from Niche. Friedman Middle is adjacent to the elementary school and also receives a B-minus. Taunton High is B-rated and offers two innovation pathways, where students can explore the fields of health care or information technology. Opportunities for college credit, industry certification and hands-on experience are part of the program.
Shopping centers and sports bars with Mill River views
Following Bay Street a couple miles north leads straight to Northwoods Crossing, a shopping center anchored by BJ’s Wholesale Club, Tractor Supply Co. and Dollar Tree. A couple of chain fast-food eateries are here, as well as local tavern Brack’s Grille & Tap, which has a swanky, sleek feel despite the familiar bar trappings such as TV screens and wooden barrels. Home Plate Bay Street Grill is another popular spot to catch the game, though this sports bar also offers views of the Mill River. To stock the pantry, residents typically head just east to the Walmart Supercenter or Market Basket stores on Broadway.

Interstate 495 access directly north
Prospect Hill is just south of an Interstate 495 entrance on Bay Street, making highway travel convenient. Providence is roughly 25 to 30 miles southwest, and Boston is about 35 to 40 miles northeast, as are Rhode Island T.F. Green International Airport and Boston Logan International Airport. Taunton’s historic downtown district surrounding Taunton Green is approximately 2 to 5 miles away, with Morton Hospital along the way. While residents of Prospect Hill generally need a car to get around, there are Greater Attleboro and Taunton Regional Transit Authority buses that stop along Bay Street. “There’s also a commuter rail being built that’s expected to open in spring 2025,” Johnson says. Prospect Hill is directly south of the Myles Standish Industrial Park, which houses offices for 100 employers such as General Dynamics and the Boston Globe.
