Temperance has large lots and easy commutes to Toledo

Temperance is a suburban community in Bedford Township, just north of the Michigan-Ohio border. Its location means the area serves as a suburb of Toledo across the state line, with lower property taxes and larger lots than in the city, appealing to many buyers. People are also drawn to the region's parks and golf courses, and there are plenty of places to grab a meal without leaving the community.

What buyers can pay for ranch-style, Cape Cod and custom homes

The community has a wide range of houses. Ranch-style, Cape Cod and New Traditional homes often run from less than $100,000 to the upper $400,000s. Larger custom estates and farmhouses on the outskirts of the area can sell between the lower $500,000s and the lower $800,000s. The area is roughly as expensive as nearby Lambertville, also part of Bedford Township, and Raisinville to the north. It also has lower property taxes than Toledo across the state line, and most homes are on lots of a quarter-acre or more. "It's quite common to see a story of upgrading and downsizing in the area," says Aaron Wiens, the broker and co-founder of Wiens & Roth Real Estate, a sign that residents want to stick around town, even when life changes.

Easy commutes to Toledo and Detroit

The community is between U.S. highways 23 and 24, which can take drivers across the Michigan-Ohio line. Downtown Toledo is around 10 miles away, a drive that can take 20-35 minutes in rush hour traffic. Detroit is roughly 55 miles out, or a 60- to 80-minute drive.

There are sports fields, golf courses and a nearby beach

Bedford Township oversees the community's parks. Carr Park is a social hub and provides sports fields, playgrounds and picnic pavilions with grills. Nearby, Indian Creek Park and White Park have similar features. Ansted Park's walking and jogging trail is around a mile long, and the park has an off-leash area for furry friends. You can also play several public golf courses spread throughout the region, including Giant Oak Golf Club, which has a challenging 18-hole course and a more relaxed nine-hole course. Less than 10 miles away, Luna Pier Public Beach gives visitors plenty of room to relax along Lake Erie, as well as a fishing pier.

People can eat barbecue at Smokehouse 734 or try a classic diner

People don't have to head to Toledo to get a good meal. Temperance food scene ranges from smoky barbecue to elegant Italian dishes. You can try places like:

  • Smokehouse 734, a Kansas City-style barbecue joint
  • Red Star Diner, an old-school diner with rotating daily specials
  • Lula's Place Eatery, a family-owned spot that serves Italian favorites
  • DaCapo Coffee, a cafe with seasonal drinks and fresh-baked treats
  • Pavlov's Brewing Company, a taproom with an outdoor patio
Residents can pick up groceries at Food Town Fresh Market or Ciolino Fruit & Vegetable Market, which has served the community for more than 30 years.
